This farm is the real deal-- Horse riding, ATVs, a huge garden, and farm animals abound! Book a room and step into the full country experience: slaughter a chicken, learn to shoot, trap animals, saddle horses, can, use a chain saw, drop a tree, or split wood. To escape the wilderness, this beautiful 1775 house has a new pool, hot tub, sauna, and huge game room. The property abuts NH's largest 10,000 acre state park; and is only an hr to Boston or the mountains, 40 min to the seacoast. You will be staying in the private Colonial Suite with two large 1770's bedrooms. There is a private entrance and a full, private bathroom. Each bedroom has a fireplace, exposed hand-hewn beams, four windows, light-blocking shades, and AC. The King Room in the suite is formally decorated with a King bed, roll top desk, bureau, couch, two closets, and a coffee station. The multi-tiered Queen Room has two Queen beds and a pull-out couch with a twin bed on the main floor. Up in the fabulous loft, built into the exposed beams and featuring a large ceiling mural, are two twin beds. The closets are full of toys, dolls, and games. The 250 sf room also has a desk, bureau, and a wonderfully large, round ottoman. The shared spaces include two large decks, one overlooking pastures and the other one perched above a beautiful pool. There is also a large, classic kitchen, with dining area. Also, a lovely Sunroom for morning coffee, a Great Room with large TV, and an adjacent card table area. And of course, there is the Game Room where guests have spent abundant time playing Air Hockey, Basketball, Foosball, Boxing, Darts, Skeeball, and Pool. The room is so large, that we also have a full-sized Corn Hole setup! With the large public spaces, Game Room, decks and all the activities, it is an ideal place for a gathering. We have hosted reunions, bachelor parties, families, friends and more!

Great stay, great host. There are a lot of fun things to do - horse riding, hiking, boating, ATV, game room, beach volleyball, chicken egg collecting, hot tub, shooting ... Kids and adults can all have fun. James is very friendly and accommodating, and responds very quickly. Lyla the dog and two cats are very cute and friendly too, you can even view them as therapy pets. It's in the countryside, so of course there might be some bugs, but it wasn't really a problem. And because it's in the countryside, local restaurants tend to close early around 8 or 9, they even stop accepting online ordering around 7, so you might want to buy enough groceries in case it's too late to dine out.
James is very responsive and helpful! He made sure we got everything we needed throughout our stay, and made sure we felt right home. One of our cars got stuck in the snow, James went above and beyond to help us with the car. The property is private and secluded with beautiful scenery. It’s so peaceful for anyone who’s looking for a weekend getaway. Highly recommend this place!
Jim's farm went above and beyond our wildest expectations. Jim & Julia are phenomenal hosts. We were a little worried that there might not be enough things to do - boy we were wrong! The farm comes with a whole array of fun activities and something for everyone. We went canoeing on the beautiful beaver lake, collected chicken eggs and made delicious omelets, went horseriding down the neighborhood, practiced target shooting, took a scenic walk through the spacious, gorgeous grounds, climbed tree houses, and watched the stars in the hot tub at night! We didn't have a car but it didn't matter as the farm had enough great activities and plenty of nooks and crannies to explore. The house comes with a fully-equipped game room, sauna, and a cozy fireplace. Hanging out with the horses, the wonderful dog Lyla and the cats Henry and Gwen took up most of our time. The guest annex was very private, with three separate beds plus two mattresses & two bathrooms - perfect for a family or big group!
Our stay with James was amazing. The price is a great deal for all the place has to offer. James welcomes me my husband and our children into his home. There was a nice fire roaring as he gave us our tour. Two private bedrooms and bathroom upstairs, the loft was so cool! A friendly dog and and two cats hung around the house. A huge game room was amazing too! Horses, turkeys, ducks and chickens! Axe throwing! The list goes on and on! Would definitely stay there again!

The Farm is halfway down a scenic, 2-mile long dirt road. With just a handful of cars going by each hour, the location has been called "amazingly quiet". With a large equestrian facility down the road, and other horse owners on the street, there are often riders going past the house. Plus an occasional ATV or two.
There is plenty of parking at the Farm, even for trailers and RVs. Getting around the neighborhood is easy--either by foot, ATV, bike, or horse. An entrance to Bear Brook Park is about a quarter mile up the road, or you can take a trail through the woods that starts in our Beaver Pond pasture.
We are only ten minutes from Route 101, the seacoast highway. And Manchester and its many shops and restaurants are 20-25 minutes away.
