Please consider this when booking. You are paying for the most sought-after times, so if you snag these times, you are truly a fantastic planner, as we tend to book months in advance! *Heads up, if it is snowing, you will need chains or a 4x4 for all of Big Bear. We provide snowplow when snow is over FOUR INCHES. A shovel is on-site for guest use for any other snow removal needs. There are no refunds or discounts for not being prepared for the snow/ any acts of nature. Please be prepared to avoid needing towing. Additional plows can be arranged for a fee. *Critters such as: ants, mice, spiders, moths, flies, chipmunks (along with bear, coyote, mountain lions, wild donkey etc) are native to Big Bear and it is typical in the mountains to have an occasional sighting of any of these small creatures, especially during particularly dry/hot seasons when they are searching for water. Please keep in mind you are booking a trip in the wilderness- we are in a mountain town & are located in THEIR territory. We prepare for such sightings with traps, spray etc, but we give no refunds for seeing any of these creatures & want to prepare our guests for what to expect. ***Please do not book if this is an issue. We only want you to have a great time*** If there is ever an abundance of ants etc, you can notify us and we can send our handyman to spray for you. WE HIGHLY RECOMMEND BRINGING ZIPLOCKS & STORAGE CONTAINERS to store your food & NOT leaving any food out (we do not supply because guests end up taking them home). -Master bedroom contains one queen bed, bathroom with tub (with detachable shower head), toilet , workspace (desk), and direct access to backyard & outdoor jacuzzi. -Loft contains one queen bed and one twin bed. -Brand new: -mattresses are memory foam. -Hot tub fits 5 people, or 4 with plenty of extra moving room -A mini-split Air Conditioner for COOLING is located in the living room. -We have central HEATING, operated by a NEST thermostat. -Lounge in the backyard by the firepit. -Living room contains an HD/4k television and are connected to a Roku, with ability to log-in to all of your streaming services (ie. Netflix, Hulu, Prime video) -Washer/Dryer & detergent Kitchen: -Reverse Osmosis water filtration system, right out of a spout on the sink. -refrigerator & freezer (no icemaker) -2 bags of coffee (8-10 cups per bag), variety of teas, cooking spices, & cookware are provided. -microwave -oven/stove top -toaster -A gas bbq is in the backyard connected to our gas line, therefore no need to buy a propane tank! -An array of boardgames for adults and children both
