The 3rd bedroom is set up as a den with a pull out sofabed, while the living room also has a double sofabed. The central main floor offers a spacious open plan kitchen & dining area with a solid wood dining table suitable to seat up to 8ppl - this is the perfect spot to start your day with light and views streaming in from all sides. The kitchen is fully outfitted (and has 3 methods for making the perfect cuppa). Beside the kitchen is a stunning cozy en clave of a living room with exposed beamed ceiling, stained glass windows looking down on the atrium & large outward facing windows taking in the amazing views. There is an electric fireplace & comfy couch blankets for the ultimate in cozy nights. This room is set slightly apart, making it a private overflow bedroom with its pull out sofabed. In addition, the 3rd bedroom - or totally separate den, is a private spot with 12' ceiling, where it's easy to relax quietly tucked away - or send the kids off to for some me-time. Outfitted with a smart TV, board games, foosball table - and a single sofabed. The comfy sofabed pull out makes this perfect as a private bedroom for a single adult or older child. Finally, the lowest floor and the top floor each have large private bedrooms (Queen beds), both with beautiful en suite bathrooms. The top floor attic-style bedroom is a romantic retreat and has a 7' Seaview window (equipped with binoculars). Leave the window ajar to the sounds of the sea & the waterfall crashing - a perfect lull to a great night's sleep. Wake up to gaze from bed out to sea and perhaps spot a passing 'berg. The lower floor, in addition to a large bedroom with ensuite, also has a full size laundry room with washer & dryer (supplies provided) and plenty of space to unpack towels and clothes from your outdoor adventures. Note: The kitchen is well stocked with most everything to make great meals, including a cookbook for vacation inspiration (please bring extra coffee, tea & specialty seasonings - basics provided). Beautiful hand painted and crystal wine and cocktail glasses ensure special times feel truly special and a large pottery dish set make enjoying home cooked meals very easy. Outside you'll find 2 decks (plenty of deck chairs as well as a picnic table), a propane BBQ and a small propane fireplace. Plenty of parking on this large acreage. And of course the Uber private open-sky hottub. * This tub isn't large (we think suited to up to 3ppl though it's rated for 4), though what it lacks in size is made up for in atmosphere. With no neighbouring houses, the Hottub is surrounded by nature. Not wanting to cook? Stroll 5 mins out the driveway to the village food truck, serving up possibly NFs finest fish and chips. Or Gather picnic fixings and stroll the path to one of the Avalon peninsula's most dramatic waterfalls - following the falls as they cascade down the sheer cliffs to the sea (there are many 'flat rocks' and grassy knolls for picnicing). *Pls be mindful to stay clear of the ocean's dangerous waves and while swimming is popular in the Falls' pools, this is discouraged - sadly cliff diving has resulted in fatalities). Should your visit coincide with berry season, fresh raspberries and apples abound on the property, while Flatrock's famous wild blueberry patches are a short stroll straight up the hill. Located just 10 mins from St. John's, 15 mins to downtown SJ and to the city hospitals and university, Sweetwood is just 10-12min to the airport. The TCH highway - for going anywhere in the province, is 10mins away.
