A Victorian ground-floor villa in the conservation area of historic Roslin. Very close to Rosslyn Chapel; Roslin Glen Country Park woodlands & gorge; Pentland Hills; cycle paths; direct Edinburgh bus link to Festival venues, the Royal Mile, airport tram and train station. Newly renovated. Lounge with TV. Well-equipped new kitchen. Modern bath & overhead shower. Quality bedding on two beds & guest bed. Mature garden. Patio with table & chairs. Close to Rosslyn Original Inn & grocery stores. Zephirine is a two-bedroom ground floor flat which has just been completely refurbished to a high standard, with new central heating powered by an air source heat pump. The kitchen and bathroom are therefore completely new. It is also my home which will hopefully give you a home-from-home experience. It has its own small garden at the front and a mature rear garden. Neither garden is enclosed and there is an open alley at the side of the building, so would not be suitable for dogs or very small children. The kitchen The kitchen contains a fridge-freezer, washing machine, dishwasher, electric induction hob, a variety of pans (induction-hob compatible), toaster, microwave and a full range of cooking and baking implements (including electric whisk and blender). There are various mugs, glasses and crockery. There is a cafetiere, teapot, tea-float and various jugs and pots. And a whole shelf of herbs and spices you are very welcome to use. The garden French doors open out from the kitchen onto the small patio with a garden table and four foldable chairs. The patio is particularly sunny in the afternoon and evening. There is a herb garden immediately adjacent to the patio so you can pick your own herbs, including fresh mint and chives. The garden contains a variety of shrubs as well as a mature eucalyptus tree. There is also a bench at the bottom of the garden that gets the sun most of the day. You will be here as the plums, currants and gooseberries ripen. You are welcome to help yourself to quantities that are consumed on the premises. The bathroom The bathroom contains a modern wide bath. There is an overhead Victorian style shower with two shower curtains needed to envelope the whole bath/shower area. For each guest, there will be a fresh 100% cotton bath sheet or towel and hand towel. The bedrooms The back bedroom contains a double bed, a sizeable built-in wardrobe and chest of drawers. The mattress is firm and pocket sprung with good padding. The front bedroom has a single bed with a new mattress that again provides orthopaedic support with pocket springs and padding. This room also has a good-quality guest bed set up that could be moved into the living room, if desired. The beds are made with fresh Egyptian cotton bed linen with cotton or cotton-rich duvet covers. Although the beds are made up with anti-allergy pillows, there is a choice of feather-filled pillows as well. The duvets are goose-down but again there are anti-allergy duvet options and various tog ratings, so you needn’t lose sleep. Please let me know in advance should you require anti-allergy bedding. Bedding is washed with anti-allergy liquid (Fairy Sensitive). Both bedrooms have curtains with blackout linings; while not as complete as having black-out blinds, they certainly darken the room. Each bedroom has its own hairdryer. The Living Room The living room has comfortable armchairs and sofa with feather-filled scatter cushions and a TV. There are reading books, games and little coffee tables. An oak table with chairs is useful for writing and games. EPC Rating C (December 2022)
Noranne’s home was absolutely beautiful and it was exactly what we were looking for on our trip! The surrounding area was equally as beautiful and she had a lovely backyard area. Also, she made us some delicious brownies which we enjoyed and she was so kind and attentive to us during our stay! Would definitely recommend staying here!
Highly recommended. Noranne has been welcoming and very helpful all along, the house was really cosy and well equipped, the situation is 20-30 minutes from Edinburg by car. More one hour and a half by bus. We recommend parking at Ocean Terminal (30 min) for free and taking the tram back and forth from there.
Zephirine is within the conservation area of the historic village of Roslin with the famous Rosslyn Chapel about five minutes’ walk away. The beautiful and awe-inspiring Roslin Glen Country Park just 5-10 minutes away; this is part of a Local Nature Reserve containing semi-natural ancient woodlands on the steep-sided banks of a gorge containing the North Esk river. The Country Park is a child-friendly area with picnic tables and plenty of scope for ball games, paddling and exploring Rosslyn Castle.
The Pentland Hills, visible from the Main Street, are within a 10-15 minutes’ drive or 15-20 minutes cycle. Together, these provide many walking and cycling opportunities endued with fascinating historical places to explore, from gunpowder mills to Iron Age forts.
Edinburgh is just 7-9 miles away with Princes Street reachable in 45-50 minutes by bus. The bus connects to the airport tram and also means that the Edinburgh Festival in August is easily accessible.
A cycling route directly from the house takes you to Portobello beach but there are other links to cycle routes, including to Edinburgh city centre and a quiet route to Dalkeith. If you want to bring own bikes, please note that I currently do not have anywhere to store bikes so you will be totally responsible for locking them up in the garden/patio (not in the house); you are also responsible for their insurance. Alternatively, you can hire for the day from Pentland Cycle Hire.
The well-used and charming Rosslyn Original pub is within a minute’s walk from the cottage boasting a beer garden and restaurant. Across the road from The Original is Dolly’s café, named after the world-famous cloned sheep. There is also an Italian restaurant about a 30 minutes’ walk up the road or on the bus route.
The village also has a well-stocked post office cum grocery store and a Scotmid Co-op for those enjoying the self-catering with this well-stocked kitchen. Within a 10 minutes’ drive, there is an Asda, Sainsbury’s and Tesco, or order your groceries to be delivered to the door.
Parking is on the street. There is usually a space outside the property, only rarely do I have to park up the street. The 37 bus route is direct to Edinburgh Princes Street (about 50 minutes) every 20 minutes; this stops outside Waverley train station and is 3-4 minutes from the airport tram.
The same bus also stops outside the Edinburgh Festival Theatre 45 minutes away.
The road directly links to a cycle route which leads to Portobello beach as well as other cycle routes in the area.
The historic towns of Biggar and Peebles, to the south-west and south respectively, can also be reached by bus in 50-55 minutes, or by driving 30-40 minutes.
