Blackhouse Boatshed is in the historic riverside hamlet of Pin Mill, part of Chelmondiston village, approximately seven miles from Ipswich on the Shotley Peninsula. On the banks of the beautiful River Orwell, within the Suffolk Coasts and Heaths Area of Outstanding Natural Beauty, Pin Mill is loved by visitors from the local area and further afield.
Pin Mill is a popular destination with walkers, artists, sailors and kayakers, birdwatchers and people looking to spend time relaxing on, in or by the water. It's home to the famous Butt and Oyster pub, serving food and drinks seven days a week. The Pin Mill Studio shop gallery, café and photography courses and tourist information point) are located one hundred metres from the annexe.
There is a range of amenities in Chelmondiston village (approximately seven minute's walk), including the Red Lion, a highly-rated dining pub open Wednesday to Saturday. Two community shops (Hollingsworth general grocer and post office, and Orwell Stores general store) and a Chinese takeaway restaurant are open daily. There is also a riding stable just up the lane - Hill Farm Equestrian.
There is a small but well-stocked Coop supermarket in the next village Holbrook, a moderate 30-minute bike ride or short car journey away. For larger shops, restaurants, cinemas and other amenities, Ipswich is 20 minutes by car or bus. See 'Getting Around' below.

Pin Mill nestles at the bottom of the valley of the Grindle ('Suffolk' for stream) down a single-track road from the village of Chelmondiston, and arriving here can feel like stepping back in time. It is generally peaceful, but on a lovely holiday or weekend day, it can be busy with walkers, cyclists and cars, making driving and parking tricky.
Our house is one of the lucky ones close to the river, with parking immediately outside on the private drive, so you won't need to worry about finding a space.
There is one dedicated parking space for visitors to Blackhouse Boatshed on the private driveway and additional unallocated pay and display parking in the adjacent Babergh DC public car park (card payment accepted).
We may be able to accept a small dingy or kayaks/canoes on the drive by prior arrangement (depending on size).
The property has a safe outdoor (not covered) space to store bikes.
Village facilities are all within a short walk or cycle ride. There are also numerous Public Rights of Way, including footpaths, bridleways, and cycle routes nearby, providing access to many local and long-distance routes and visitor destinations. There are local maps and guide books in the Boatshed.
You could come to Pin Mill for weeks and hardly need a car, as there is a huge variety of lovely walks and other things to do in the beautiful countryside and on or in the water around the Peninsula, as well as local shops, pubs and other facilities within walking and cycling distance.

There is also a recreation ground with children’s play facilities, and a riding stables just up the lane, where all ages can book a hack or a Pony Day.
The Shotley Peninsula is almost an island with a strong sense of community and pride and support for local businesses and treasured places. It remains a little bit 1950s in its character and charm! There are plenty of semi-hidden remote-feeling corners accessible from Pin Mill by car, bus to on foot, cycle or waterborne craft.
Unique places include Harkstead, with its 'secret' (local favourite) sandy beach on the River Stour estuary - great for swimming at high tide, and Shotley Vineyard, where they are growing Bacchus and Shotley Pinot Noir grapes and producing stunning English white, red, rose and sparkling wines.
The Suffolk Food Hall at Wherstead offers an extensive range of high-quality local and speciality foods, including meat, fish, bakery and deli, as well as gifts, a restaurant, plant sales and a cafe.
From here, you can walk through ancient chestnut and bluebell woodland to The Boot - an excellent local pub with food and lovely gardens, or via the Freston Tower, a Tudor folly that looks out over the river and the striking Orwell Bridge back to the river and stunning views to the docks one way and the estuary the other.
Leaving the Peninsula:From Pin Mill, connections to and from Ipswich by car or bus take approximately 20 minutes. Ipswich is home to shops, restaurants, cinemas, and some of Suffolk’s leading cultural venues, including the New Wolsey Theatre, the Regent Theatre and Dance East. It is well-known for historic buildings, superb parks, especially Christchurch Park and Arboretum, and the beautiful Christchurch Mansion, and a year-round programme of festivals and events.
Further afield there are a host of incredible places to discover in Suffolk and beyond, including the beautiful and varied coast. The closest award-winning beaches are at Felixstowe, a 25-minute drive, a bus or train journey from Ipswich, or a magical trip via Old Harwich on the foot ferry from Shotley in the summer months. Further up the coast, all within an hour's easy drive is Woodbridge and then the wonderful coastal towns and villages, including Orford, Aldeburgh, Thorpness, Walberswick, Dunwich and Southwold, as well as hundreds of lovely villages and landscapes to discover.
The RSPB reserve at Minsmere, next door to Dunwich beach and heath, is a must-visit for bird lovers. However, at many times of the year, you can see vast numbers of internationally and nationally important numbers of species of wintering wildfowl and waders right outside our door here at Pin Mill and all along the mudflats and saltmarsh of the Stour and Orwell Estuaries.
Chocolate box villages are everywhere in the Stour Valley between here and Cambridge, with lovely walks, pubs, interesting shops, including a growing local food scene. Lavenham is one of the more famous and is about a 45-minute drive through historic villages and a landscape of valley meadows, farmland and woodland that has changed very little for many years.
For art and architecture lovers, Sudbury has recently seen the much-lauded reopening of the stunning Gainsborough's House Museum in late 2022 to rave reviews. Closer to home, there is Constable Country, where at Flatford, you can walk in the landscape of the Hay Wain and Willy Lot's Cottage (National Trust parking, tearoom, shop) and visit the historic village of Dedham, gateway to the idyllic Dedham Vale Area of Outstanding Natural Beauty.
