Il Gruccione is set in an amazing location. Straddling the Tuscan and Umbrian border there is the little known nature reserve of Lago di Montepulciano. A protected, peaceful and intimate haven where migrating birds love to settle. You will find several families of gruccione nesting in the sandy banks of the property’s garden from May to Sep. The area has an incredible biodiversity. You can relax by the pool and listen to beautiful birdsong or cycle round the lake if you more adventurous. The 2 bedroom house has recently benefitted from a complete restoration. It has had an extensive upgrade and has an energy efficiency of A+. Perfect for all year round. The two double bedrooms are both en suite with walk in showers. Guests will be able to cook the perfect meals in our brand new kitchen that boasts all the mod cons you could need. There is a open plan area where guests can dine, watch tv or just chill out and read a book. The patio doors look out over the lake where you’ll find seating in the garden. The outside space is dominated by the spectacular view of the lake where you’ll also find an outside dining area under the oak trees and a food preparation area, kitchen sink, fridge and wood barbecue. Guests will have access to their own 12 metre by 6 metre private swimming pool where sun loungers and pool towels are supplied. The oak tree creates a shaded haven by the side of the pool where you’ll find another seating area where can enjoy a sundowner as you watch the sunset over the lake. Above the swimming pool area we have 30 olive trees where one can escape the heat of the day and lounge on one of the hammocks. With over 3000 square metres of outside space you’re guaranteed to find peace and solace.

We had such an amazing stay! The house and property are beautiful and well equipped and the views are stunning. Ombretta and Ray were fantastic hosts! We were welcomed like old friends when we arrived and they provided lots of great recommendations for restaurants and local attractions. We wish we could have stayed much longer than the few days we were able but hope to be back again someday!
We (two couples) had the opportunity to stay at Ombretta's place during the middle of our Italian vacation and it did not disappoint! The home is modern and efficient, well-appointed with everything you need to cook dinner, and the views over the lake are absolutely amazing. The location is ideal for days trips into Tuscany and Umbria (our favorite towns were Chuisi, Montelpuciano, and Pienza) and the pool is perfect for relaxing when we needed a break from exploring. Ombretta was responsive and hospitable, and I would absolutely book this property again!
Ombretta’s place was spectacular! The views were a WOW factor. We were blown away with the sunset every night. The home itself had everything you need, and very lovely welcome gifts too :) We were welcomed by Ombretta and Ray who are both very lovely and went above and beyond to give us recommendations and advice re the local area. The home was also very stylishly designed. Such a peaceful and special place, highly recommend!!
Ein Traum. Wir haben uns sofort zuhause gefühlt. Die Entspannung die wir innerhalb der 2 Wochen erfahren durften ist nachhaltig. Das kleine Haus ist modern und äusserst liebevoll eingerichtet. MIt allem ausgestattet was notwendig ist. Die Klimaanlage war bei der Hitze besonders wertvoll. Das weitläufige Grundstück mit dem tollen Ausblick auf den See haben uns jeden morgen wachgeküsst und der Blick während des Sonnenuntergangs war traumhaft. Das werden wir nicht vergessen. Das Grundstück ist von aussen kaum einsehbar und daher sehr ruhig und intim. Wir haben es geliebt in dem großen Pool unsere Bahnen zu ziehen. Die Privatsphäre und Ruhe die wir dort geniessen durften war unvergleichlich. Ombretta und Raymond waren wunderbare Gastgeber und bei Bedarf easy zu erreichen und mit Rat und Tat zur Seite. Es war ein unvergesslicher Aufenthalt, den wir sicherlich wiederholen werden.
We stayed a week at this beautiful house. Everything lived up to our expectations and more! The house, pool and the view of the lake was spectacular! The house is in immaculate condition and the air condition war a big plus, due to the heatwave that was in full swing during our visit. The pool is huge and we spent a lot of time in the water. The view was enjoyed all day long and the sunset was especially beautiful. Ombretta and Ray were the best of hosts and made sure everything was perfect for our visit. If we return to this part of Italy again, this house will be at the top of our list to stay at!

Road access to the property is on a white gravel road for 100 metres approximately. Fairly easy to access in normal cars but may be a little tricky for low riding sports cars like Ferraris and Lamborghinis. 4x4s will have no issues.
The house really is very strategically placed. 15 minutes drive from the Chiusi/Chianciano motorway exit.
Rome is 2 hours away. Florence 1h 40 mins. Orvieto 1h. Pienza 50 mins. Perugia 50mins.
Siena 50mins. Arezzo 50mins. Montepulciano 30 mins. Castiglione del Lago 15mins
Lago Trasimeno 15mins and Lago di Chiusi 15 mins.
Directly from the property there are also paths for cycling and walking that can take you all around lake of Montepulciano and paths that you take to the lake of Chiusi and even on to Arezzo if your more adventurous.
