Forget your worries in this quiet and serene old pump house. Filled with sunlight. Easy, open spaces, roll top bath in the double bedroom, long conservatory and a lovely view over the breathtaking Brede Valley. A woodburner and books to snuggle up with. Close to Battle Abbey, Bodiam Castle, the antique shops of Rye, the beaches at Camber Sands and Pett Level and the cool bars and music scene of Hastings Old Town. The Pump has a very large, open interior - all on one level - with a fully equipped little kitchen, a double bedroom with a king bed and a roll top bath and double doors opening onto a lovely garden. There is a dining area with a great view and a sitting area with a sofa bed, relaxing chairs and Woodburner. The conservatory runs along the south side of the building from the bedroom all the way along the length of the sitting room with doors that connect to both spaces. It’s huge, peaceful, private and not overlooked.
We stayed for 2 nights and wished it were for longer . From the moment we arrived we were enchanted with The Pump House! Set in the most beautiful surroundings, if you had any tension you leave it behind the minute you walk through the door! A delicious hamper is waiting for you on the cosy kitchen dresser and Brian could not have been more welcoming. If its peace and tranquility you're after this is the perfect escape. We'll most definitely be back!
Brian’s place is an absolute gem! We felt right at home, Brian was very attentive and easy to communicate with, giving us great recommendations for the area. The Pump is very cozy and luminous, we had a great time drinking our coffee in the garden in the morning and just enjoying the area. An amazing stay, 10/10!
Staying at The Pump House was a wonderfully relaxing experience. The outdoor hot tub was particularly glorious in the evening coolness, providing a perfect way to unwind under the stars. The surrounding countryside and nature added to the serene atmosphere, making it an ideal retreat. The host's attention to detail and thoughtful amenities ensured a comfortable and memorable stay. Highly recommended for those seeking a peaceful escape. Just a warning: the pictures don't do it justice - it’s even better in person!

It was our second visit to The Pumphouse and it did not disappoint! The place, inside and out, is such a magical haven. Brian and Francesca are amazing hosts; warm and welcoming, many thoughtful and generous touches like the fresh flowers and food hamper and excellent communication. We adored the house itself, wonderfully laid out with views in every direction and the gardens are glorious. The only trouble we had was having to leave! Loved it and already planning to return….. Thank you so much.
The Pump sits on the top of the Southern ridge of the Brede valley - a designated Area of Outstanding Beauty. There are footpaths that criss cross the valley and a mile and a half of very good path that takes you across the fields to Sedlescombe - our local village with good gastro-ish pub, village shop and post office and a village green occupied by the Sedlescombe traffic calming measures - a herd of white geese.
Nearby (5 miles) is Battle - home of English Heritage’s Battle Abbey where the Viking King Harold supposedly took one in the eye from William the Conqueror thus handing Britain over to the Normans. Bookshops, boutique food and clothes shops, good pubs and Battle Great Woods.
To the South is the sea. Hastings with good music and a beautiful Old Town also has one of the very few surviving beach launched fishing fleets - so fresh and excellent fish markets. The beach has a small rather merry fun fair and what claims to be a world beating crazy golf course. Again, good restaurants and some really interesting arty elements in the smarter bits of St Leonards that reflect the post-Covid exodus from London and Brighton.
Hastings also has great caves (bit over Disneyfied, but you still get some very cool big spaces) and one of 7 areas in the UK allowed to call itself a Glen (think the other 6 are all in the Highlands). It’s a remarkable series of unspoilt, water carved natural gorges with the odd Dartmoor pony or Highland Coo around if you can find them. Phenomenal views across the channel and down the headlands of the coast toward Beachy Head.
About 15 mins along the coast from us is Pett Level, pretty much the only undeveloped stretch of beach between Dover and Brighton. This is mostly because it backs onto a vast bird reserve which benefited from the extra protection from the relentless push to develop the coast that having Paul and Linda McCartney living on the edge ensured! It’s a stunning beach, usually empty and with a petrified forest revealed at low tide. Good cafe as well.
East of us is Rye, full of smart antique shops, proper ice cream and more good places to eat. One of the pre-Napoleonic cinq ports, Rye is ridiculously pretty and has an increasingly internationally known jazz festival. It also has a classy little art house cinema. There are seals at the mouth of the harbour.
