Unfortunately, our stay at the property did not meet our expectations, and I feel it's important to share our experience for the benefit of future guests. First and foremost, we were not informed prior to our arrival that there would be construction work ongoing next door, as well as on the beach directly associated with the property. This resulted in a significant level of noise and disturbance throughout our stay. The cleanliness and upkeep of the exterior areas were disappointing. We encountered trash, including hazardous chemicals and discarded appliances, around the property. These issues, compounded by the incredibly loud neighbors, significantly detracted from our ability to relax and enjoy our vacation. We reached out to the owners in hopes of finding a resolution to these concerns, but unfortunately, they were unresponsive to our complaints. Ultimately, we felt compelled to leave the property earlier than planned, and our request for a refund was refused. Go elsewhere.

Wow! What a great week we just had in Holbox! The island offered much more than we expected! We were thinking that it would be rather sleepy, however, there was lots to do! We did a 3 island tour where we visited a cenote! We also did horseback riding on the beach! The restaurants were abundant as well and very convenient to the house. There are beach clubs on either side of the house and the weight staff will bring food directly to Casa Mariposa which made is super convenient. There are 3 separate houses on the property and we used all 3. Two are identical with 3 beds/3 baths each. Then the 3rd is more of an efficiency apartment. We had 3 couples and 8 kids so we used all of the space! Wifi is spotty on the island so be prepared for that. Also, it had just rained a lot in the days leading up to our visit so the streets were flooded with water and a little treacherous and it took until almost end of the week for it to dry out. Overall, it was worth the extra effort to get to Holbox!

Beautiful house in an amazing location. Loved the restaurant next door. The ocean was turquoise and warm. The front private beach area was exceptional. Only critique is the prices were inflated. We’d had past experiences in Airbnbs in Mexico where the property manager would be on our side, helping us navigate local ways without being overcharged. But everything booked through them had a 25% service charge openly added.

We were 6 adults and 7 children ages 3-10. The house was very clean and right next to the beach. We were in the centre of the action and an easy walk to Holbox' "downtown" while the property was still very private. Ideal for children with a small pool between the house and the beach, children would go back and forth and it was easy to keep an eye on them. 1 minute walk to the best bar to catch a sundowner on the island
