A charming family home, lovingly renovated with an open plan kitchen, entertaining space and large garden. Perfect for families. In a quiet village, opposite the farm shop on the edge of the cotswolds,17 miles from Oxford and 4 miles from Soho Farmhouse. The Old Vicarage is a lovely family home with a newly extended kitchen/family room that has wonderful views down to its own lake and onto the surrounding countryside. There is a table tennis table, trampoline, boule court, wood fired hot tub to relax in and friendly free range chickens who lay delicious eggs and like being picked up. KITCHEN/FAMILY ROOM A fantastic newly converted kitchen/family room with a wood burning stove and a kitchen table that easily seats 10. There is a large fridge/freezer, a conventional siemens oven and a steamer, an induction hob, microwave, dishwasher. All plates, cutlery, dishes, utensils and pans are available and the kitchen is equipped with everything you are likely to need. It also has a separate soft area with two comfortable sofas and great views of the garden. Tucked around the corner by the woodturning stove is another relaxing sofa with a TV. The kitchen is a bright and open space ideal for entertaining and fun! There is a cellar where you can store extra food and wine. SNUG A cosy and comfortable area with a large sofa and a couple of arm chairs, perfect for relaxing or watching a film. The TV is linked up to Netflix and blink box. It has a wood-burning stove. GAMES ROOM This is a large room with a table tennis table in, ideal for entertaining large numbers for supper or a fun party room. BOOT ROOM Great for dogs, plenty of hanging space for coats and wellies. BEDROOM 1 The other side of the boot room is a beautiful newly built bedroom with ensuite bathroom. Very quiet and private. HALL The arched front door leads into the hall from which you can access the snug, the kitchen, downstairs cloakroom, cellar and the staircase which is in the middle of three impressive brick gable arches. An elm staircase leads from the entrance hall to the upstairs landing taking you up to four bedrooms and two bathrooms. Three of the bedrooms have views to the front of the house overlooking the garden and farmland beyond. DOWNSTAIRS CLOAKROOM Off the hall and close to the kitchen with a washbasin and loo and funky fish wallpaper. LAUNDRY CUPBOARD This is upstairs in the middle of the house, with a recently purchased miele washing machine and separate miele dryer. BEDROOM 2 With a very comfortable king size bed and 'ensuite' bathroom with walk in shower and freestanding bath. Fluffy towels and bed linen are all provided. BEDROOM 3 This is a child's room with a single bed and lots of colour. There is also a pull out bed underneath making it possible to sleep 2. BATHROOM A large family bathroom with a shower, loo and handbasin. The bath is positioned so you can watch the sunset while relaxing. BEDROOM 4 A double bed with a colourful bedhead and lots of running race numbers pinned to the wall! This room is my eldest daughters. BEDROOM 5 A large double bedroom with high ceilings and exposed limed A-frame beams draped with scarfs and lots of photographs pinned to the walls. This is another daughters room and has a single bed in it as well as a the double. Other Things to Note We have good broadband with Cat 5 wiring, fast fibre optic connection. Patchy mobile reception, vodafone being the best.

The Old Vicarage was a wonderful place to stay for three generations of our family. The children (10,8,5 & 1) loved every minute as there is so much for them to do. The facilities for having a family holiday together were outstanding in every way. We all loved the lake for swimming and wildlife & the hot tub for relaxing. The trampoline & table tennis were in use almost continually. The bedrooms and all the living spaces were fabulous with a very spacious kitchen and living area. The house is so big that all three of our families could find privacy and yet all be together for socializing. Abby is a wonderful host and made us all feel very welcome. It would not be possible to discover a more unique and special house in such beautiful grounds anywhere else in Oxfordshire.
We booked Abby’s home at short notice for Easter weekend and despite just 6 days notice their home was perfectly ready for our arrival. Great communication answering all questions before we arrived and very helpful in making us feel welcome. On arrival the grass was freshly cut, the house spotlessly clean, fresh local hot cross buns and home made apple juice as a gift. So very thoughtful. We had a useful indoor/outdoor tour and Abby and family left us to it. The listing is 100% accurate in photos and amenities etc but even then it doesn’t do it justice. The home is on a almost silent road offering peace and quiet day and night. A brilliant lake to swim in, a hot tub under the stars, chickens laying you eggs each morning and everything you could need for great family holiday. We had a wonderful time, feeling welcome and at ease, and would absolutely recommend anyone looking to stay in a fabulous home after rest relaxation in a tranquil setting. Thanks again, we loved it.
We stayed at Abby’s place for a weekend with friends to celebrate a birthday. The place is fantastic, the pictures don’t do the house justice, and the description is very accurate - the place was exactly what we expected, but better! Everything was super easy from initial communication to getting instructions at check in, and there was lots of lovely touches like home made apple juice and the wood burner for the hot tub being prepared and the tub filled. We were given a host of local tips and were shown a walk to a pub on the os map, which we did and it was super and easy to follow. We had a lovely time playing table tennis, board games and just relaxing in the wonderful kitchen / sitting room space, and even managed to do a very short lake swim. The resident chickens are incredibly sweet, and Abby really went the extra mile for one of our party with a cat allergy (though the rest of us gave Myrtle the cat lots of cuddles). I would highly recommend a stay at Abby’s and she and her family are really the perfect hosts.
The Vicarage was even more lovely in person. We had a total of 10 of us there for the August bank holiday, and this was everything we could've asked for when it came to a relaxing country escape. The lake and hot tub were great for outdoor fun, but the house itself was vast and comfortable to spend your days in. The room with the ping pong table also provided a lot of entertainment! Abby was extremely hospitable from start to finish, telling us local tips and helping with a late check out. I would highly recommend!!!

There is a market in the village selling local produce on the 3rd saturday of every month from 10-12. We are 30 minutes from the centre of Oxford and 10 minutes from Chipping Norton. The village itself is small and friendly with a pub, church and post office. Nearby Deddington and Bloxham have a good range of local facilities including a small supermarket, petrol station, delicatessens, pubs and restaurants. The new Soho Farmhouse is 7 minutes drive away and Oxford is only half an hour by car or there are frequent trains from Banbury.
For dog lovers and walkers there are many trails and footpaths. It is also wonderful biking countryside.
The nearest stations are Banbury (58mins) and Bicester North(45mins) which go to Marylebone London

We occasionally rent out our home, and when we do are happy to help you with whatever you need, whether it is advice on good walks, good pubs (The George in the village is fantastic) or places of interest. Alternatively, we can leave you completely to your own devices, if that is what you would prefer. Our home is fully equipped for you to bring your own food and prepare your own meals in comfortable, relaxed surroundings.
