Welcome to my renovated part-eighteenth century cottage situated in a conservation area of Balham, South West London. The cottage is in a very quiet lane with little to no through traffic and is surrounded by garden on two sides. Feel the frenetic London pace of life drop away as you enter my quiet haven. Please note unfortunately the house is not suitable for infants or children. Your bedroom and adjacent shower room are situated on the ground floor of the cottage to the rear. The room has all mod cons including C6 connection, USB hubs incorporated into plug switches either side of the bed. Reading lights, chair, tea/coffee facilities and hairdryer. Double wardrobe provides plenty of hanging space and three deep drawers. A fluffy white dressing gown hangs on the back of the door. There is no TV as preference these days seems to be to watch your own devices. A handy list of local facilities and amenities is provided in the room.

What a fantastic stay! Liz was a wonderful host - helpful, considerate, friendly, knowledgeable, and always available for any questions. The room was very comfortable and absolutely spotless. There was fresh tea, coffee and water waiting for me in my room, and a private bathroom just next door. The house is gorgeous, and in a very peaceful location yet close to the tube. Northcote Road is a short walk away, filled with lovely cafes, restaurants and shops. The breakfast Liz provided was super tasty, and the coffee was great. Thank you so much Liz, I’ll definitely be back!

We had a fabulous stay in Balham this weekend. Liz is a wonderful host - super friendly and welcoming, her home is absolutely delightful. Clean, comfortable, stylish and full of warmth. Liz made us a lovely breakfast with her own homemade jams - my favourite was the strawberry & rhubarb - and freshly brewed coffee too. I will definitely be coming back! 10/10.
We highly recommend this delightful Airbnb. Liz is a very helpful and welcoming host with good recommendations and local advice regarding restaurants and what to do. There was clear and helpful pre arrival communication. The beautifully decorated cottage is located in a lovely neighbourhood along a quiet side street, in close walking proximity to 2 underground stations. Travel time by underground is around 30 minutes to central London. The accommodation is 5 star quality. Breakfast was delicious! We particularly enjoyed the homemade preserves, plum compote and freshly brewed real coffee. Our stay couldn’t have been better and we plan to return again as we enjoyed it so much. Thank you Liz.
Liz was very flexible—our dates changed in the last week, and she immediately and graciously adapted. Our arrival was delayed (plane issue), and she again accommodated. We had a curling iron meltdown and ruined one of her towels in the emergency clean up, but she didn’t freak out (and we replaced it, of course). Very knowledgeable and full of recommendations; provided lovely breakfast with homemade jams, granola, yogurt, etc. Peaceful street. Ten minute walk to the Tube.

Balham is in the South West of London, situated between Clapham, Battersea and Tooting. Clapham & Wandsworth Commons are very close by and provide a welcome breath of fresh air with cafes in their midst. Trendy restaurants, cafes and bars abound not only on Balham High Road but on the nearby Northcote Road and Abbeville Road villages as well.
Balham Underground, Zone 3 and Clapham South Zone 2 underground stations are a 10 minute walk away for fast Northern Line trains into town. Balham also has a mainline station with frequent fast trains into Victoria. These also stop at Clapham Junction which is a huge terminus for trains to pretty much everywhere. The 319 from Bolingbroke Grove deposits you in Sloane Square in around 30-40 minutes and a local G1 from Nightingale Lane is useful for local hops.
