Thank you for the excellent stay! The houseboat was a unique and wonderful home base for our weekend trip to Rockaway Beach and Jacob Riis. Check in was easy and communication with Ben was seamless. Will definitely recommend to friends. Thank you Ben!

We had a really nice time and the house is newly renovated and charming. It’s easy to get to and very close to the beach. There are definitely a few things you should keep in mind before booking to make sure this is the right house for you. We would have loved to have known the following before booking: 1. There’s no bathroom in the house. The marina bathroom is clean and about 300 feet away, not crazy but definitely was annoying 2. The boat is not in the water, it’s parked in a lot 3. The house has been renovated and doesn’t match the photos on Airbnb. We had a great time and Ben was very responsive and accommodating once we arrived and were surprised.

Overall, staying at Ben's houseboat was a great experience! I do think it's worth mentioning that I suspect that the description of the boat in the listing is slightly out of date, in that the boat is currently dry docked and there is no longer a bathroom on the boat. The marina bathrooms were close by and well maintained, but it was somewhat annoying to have to go out to them if you need to use the bathroom at night. On the plus side, Ben was incredibly responsive via text, the boat was beautiful and comfortable (the hammocks!), and it was a lovely way to spend a long weekend in the Rockaways.

This houseboat is as beautifully done as it appears in the pictures, but unfortunately Ben's listing is not up to date. The pictures are not current. The following things are worth noting: 1. There is no furnished roof deck. 2. The boat is on land (as mentioned in the listing), but overlooks a car impound lot. 3. The boat is so close to JFK that you can see the planes at the gate. Bring ear plugs! 4. There are no curtains, at least not in one of the bedrooms and in the living room. This means no privacy, not even to put on pajamas. But also, there are EXTREMELY bright security lights in the marina that shine directly in to the upstairs bedroom. It might be better in the downstairs bedrooms, but that is the one that we preferred. Bring eye masks! I'm honestly not sure how no one has mentioned any of these things in a previous review. However, Ben was accommodating when we decided we wanted to leave after one night instead of three. For that reason, plus the fact that the boat is very beautiful, I have given 3 stars.
