A short wander passed paddocks and through wild flower meadow, gives you access to a private stretch of bank bordering the River Wensum; with a bench waiting for you to sit, relax and take some time out from the rest of the world. This beautiful spot is a haven for watching an enormous variety of birdlife. Inside the cottage, the stylish open plan living space incorporates living room, dining and kitchen areas, with a garden room leading to the pretty cottage garden. There is sleeping accommodation both on the ground floor and first floor and two luxury bathrooms. The open plan living space is cleverly arranged to enable guests to relax, dine and socialise together; there are two comfy sofas, a wall-hung smart TV, round dining table and four chairs and a fantastic kitchen, fully equipped for keen cooks to whip up something delicious for supper. Although eating at home is not entirely necessary because there is a fab village pub, The Blue Boar just a minutes walk away and the sweetest 'Little Chippy' should you wish to have a night off cooking. Equally, if you forget something essential from the supermarket there is a handy village shop and post office within easy walking distance. There are two double bedrooms and two bathrooms. The upstairs principal bedroom has a super king size bed and smart en suite shower room, clothes storage and a smart TV; whilst the downstairs twin room has two 3ft single beds, a smart TV and the benefit of the beautiful family bathroom with a free standing claw foot bath. There is a lawned area, mature planting in the borders and a patio with outside dining furniture and a gas BBQ. When the sun is shining, you can recline on one of the garden loungers with a good book and a glass of something delicious. One of the wonderful and unique features of the outside space is the private access to river frontage. A short walk across a private meadow leads to a tranquil riverside spot with a bench to sit, relax and soak up the serenity of the beautiful countryside. The entrance to the cottage is via a gravelled pathway from the parking area. This pathway and the route to the riverside are through garden and land belonging to the main house with stables, paddocks and horses. ***PLEASE NOTE - Dogs must be on leads when on the pathways and at all times when on the equestrian land and at the riverside.
