Inside you’ll find four bedrooms furnished with comfy memory foam mattresses and luxury linens, that make for a perfect landing spot after a long day on the river or lake, and three baths (2 en-suite) stocked with all of your essentials. Vacations are supposed to be fun, so inside you’ll also find a shuffleboard table, cocktail arcade with over 60 classic games, vinyl record player, and a variety of card games to keep you entertained during your stay. Outside: On the over 1,200 sq ft of patio space wrapping around the saltwater pool and six-person spa, you’ll find ample seating for your family and friends, a covered pergola, propane BBQ grill, yard games, and a 65” Roku smart TV (personal login needed for TV apps). Don’t be surprised if you see deer, fox, or even a turkey roaming around the peaceful neighborhood. They’re regulars around the house! You could spend all day out back making memories while catching a mountain breeze and looking eye-to-eye with the birds soaring across the valley. We’ve also got a Chargepoint L2 EV charger on site and made sure there is plenty of parking in case you want to bring your boat or jet skis to play around in Canyon Lake. Inside: Kitchen: The kitchen is fully stocked with all of the essentials you’ll need to make family meals and memories sitting around the dining table with breathtaking views of the Texas Hill Country. We love our coffee, so we’ve made sure to put together all the coffee essentials including a Keurig coffee maker (for pods and/or pot coffee), electric kettle with pour over coffee maker, and milk frother. We get you started with coffee, tea, and their respective condiments, but you may wish to bring extra for your stay. Family room: Soaring ceilings and an abundance of natural light help bring in the dramatic mountain view for a one-of-a-kind Texas Hill Country experience. Our goal was to bring the outside in, and with a wall of windows and a 16ft sliding glass door, we’ve certainly let mother nature shine through in the family room. Here you’ll find ample seating for all of your friends and family wrapping around the electric fireplace and 65” Roku smart TV (personal login needed for TV apps). This is the perfect gathering spot to share stories and make memories with the people you truly care about. Have a competitive spirit? Get the competition going on the 9ft shuffleboard table located inside the family room as well. If you’re a music fan, you’ll really enjoy the record player with a mix of various artist available at your fingertips. Here you’ll find a variety of vinyl’s ranging from Cody Johnson and Taylor Swift, to the Rolling Stones and Beetles. There’s a little something for everyone to bring back that old-school vinyl sound we all love! Primary Suite: Wake up each morning to some of the best mountain views in the house in the primary suite. Here you’ll find a king bed topped with a memory foam mattress, luxury linens, and 55” Roku smart TV (personal login needed for TV apps). Attached to the primary bedroom is a spacious full bathroom with an extra-large tiled shower featuring dual shower heads, soaking tub, and lighted mirrors. You’ll also find a blow dryer and a starter kit with soaps and shampoos, although you may wish to bring extras. An 8 ft sliding glass door gives you direct access to the back patio from your primary suite, making it convenient to slip outside for a morning cup of coffee or evening glass of wine. The mountain views from the primary bedroom are spectacular! Guest En-Suite: In the guest en-suite you’ll find a king bed topped with a memory foam mattress with luxury linens and a Roku smart TV (personal login needed for TV apps). Attached to the room is your private bath with a tiled stand-up shower, lighted mirrors, blow dryer and a starter pack of soaps and shampoos. From the guest en-suite, your view of the Texas Hill Country is amazing! Guest room #3: Guest room #3 is equipped with a spacious king bed topped with a memory foam mattress with luxury linens, 55” Roku smart TV (personal login needed for TV apps), and desk space in case you need to get a little work done while on vacation. Attached to the room is a Jack and Jill style full bath with a stand-up shower/tub combo. Bunk room: The bunk room is a favorite among the kiddos, but with four queen beds, even adults feel right at home here. All four queen beds are topped with memory foam mattresses and luxury linens. You’ve also got a Roku smart TV (personal login needed for TV apps) in the room to catch up on your favorite shows. Attached to the bunk room is the Jack and Jill style full bath that is shared with guest room #3. Lounge Room: Nestled between the bunk room and guest room #3, is the lounge room. Located just off the family room, the lounge room is the perfect place for kids or adults to hang out, play some games, or catch a game on the 55” Roku smart TV (personal login needed for TV apps). In the lounge room is the two-player cocktail arcade with 60 of your favorite old-school arcade games like Pac-Man, Galaga, and Donkey Kong, to name a few. The memories definitely come flooding back when playing this! You’ll also find some fun card games for friends and family to enjoy, bean bag chairs, and a beverage fridge for convenience. We get you started with the following, but you may wish to bring more during longer stays: - Coffee pods, cream/sugar, and tea. - Toilet paper/paper towels. - Salt/pepper - Dish and laundry pods. - Body soap, shampoo, conditioner. FAQ’s for saltwater pool/spa: - Pool heater to be operated by owner only. - There is an additional charge of $200 per night, paid in advance, to heat the pool. Spa is no extra charge. - Maximum pool temperature is 85 degrees Fahrenheit but could be less depending on ambient temps. - In the coldest months, the pool may take up to 24hrs to heat, so we will need to know at least 24hrs in advance of your stay if you’d like to heat the pool. - Pool/spa cannot be heated when ambient temperatures are below 33 degrees Fahrenheit. Equipment will default to freeze protection mode. - Pool heater relies on technology, which we all know can have it’s challenges. If for some reason we are unable to heat the pool during your stay due to technical issues, we will gladly refund the heating fee. This is simply done via Docusign. **This home is in the country/wooded area (which is why we love it), and that also means there are critters. We spray for bugs quarterly, but there is always a small chance you may still see one or two roaming around or laying belly up. **Two security cameras with audio/video are on the property for security purposes.
