Welcome to my Airbnb, where you can enjoy the luxury of complete privacy on the ground floor of a modern well maintained and massive house. Are you concerned about the heat? Well don’t be! The area is located directly across from the Merri creek bed and the air is typically 6-10C cooler than the rest of Melbourne. The ground floor of this building is completely insulated from the outside world and every room has block out blinds. It’s so cool downstairs that many guests have used the central heating in December and January!! Here is a summary of the accommodation and you will find more detailed information below: - 20min to airport and CBD; private space - only one booking per date. Last minute bookings at midnight or 2am are ok. - The main bedroom features a super comfortable Queen bed. - The second bedroom has a brand new Koala brand Queen sized mattress! - You'll have a private bathroom with a shower and a separate bathtub, with the toilet in a separate room. - The third room is an open area in the massive lounge/living room. It houses a massive 5-7 seater couch that can comfortably accommodate one adult or two smaller humans 🤗😜. See below * for larger groups. - Ample free street parking is available, and there's also a lock-up garage at the back of the house for added security. - The neighborhood is safe and secure, and there's a friendly guard cat on duty, ready to provide affectionate lap-warming. - The space also includes a private reading nook which looks out onto a cozy courtyard. - In the large lounge room, there's a with Bluetooth speakers, an Amazon Fire Stick, and access to most the streaming services. I also have a huge “DVD” collection available on file. - Coffee, tea, and hot chocolate are provided in the living area. - The kitchen is located just up the stairs and it’s dedicated for use by my airbnb guests. - For most stays, breakfast is supplied. Guests are encouraged to help themselves to whatever food is on offer. - Laundry facilities are available on-site. - Guests also have access to the front porch and there’s a back courtyard/grassed area. *For large groups on a budget - there is a fourth area available is upstairs and it can be set up for additional guests upon request. It would be a very full house with 7-8 guests but I have sufficient sleeping space to accommodate a large group of travellers or a family with several children. The additional sleeping arrangements include: a single floor mattress, a fold down couch/futon and a good quality QS air mattress. This setup is recommended for kids under 12 years or adults who prefer a firm bed, however I do make a significant effort to pad everything up to ensure my guests are comfortable. THE HOUSE This large standalone house is located in a beautiful area 30 minutes north of the CBD. It's surrounded by modern townhouses, well-maintained walkways, and gardens. Just outside your front door, you'll find a gorgeous natural parkland where you can enjoy the peacefulness of nature and wake up to the sound of kookaburras singing. The house is divided into two areas, with the entire ground floor dedicated to my guests. There’s a baby gate available if you need to protect the little ones from the steps. Your privacy is ensured, as I only allow one booking at a time. You'll have your own entrance, allowing you to come and go as you please. I'm available 24/7 to assist and answer any questions you may have, but if you prefer, you don't even need to meet me. Late-night activities and late bookings are also welcome. My only rule is no smoking indoors. Please refer to the house rules for more details. However, if you need to smoke, please do so in the designated private patio area and make sure to close the windows and doors. THE DETAILS The accommodation includes the entire ground level of a two story house with two bedrooms downstairs, a full-sized bathroom with a separate shower and bathtub, two separate toilets, a massive lounge room with a smart TV, and your own laundry room with free access to the washing machine and dryer. Additionally, there's a quiet reading area with a rocking chair that can also serve as a dedicated office space. You'll have your own private patio for relaxation. The main bedroom is furnished with a comfortable queen bed. The second bedroom has a queen mattress on the floor. The current setup is best suited for singles, couples, groups and families. Please let me know your specific requirements, and I'll do my best to make your visit as comfortable as possible. I take pride in maintaining a 5-star rating and am eager to assist and help people. Please note to book for each guest needing to stay as my fee schedule tries to accommodate all sizes and budgets to be affordable for singles travelling alone and larger groups needing all bedrooms. I occasionally have promotions for couples using one bedroom only so keep an eye out for them. The ground floor is well-insulated against heat and sound. Even on a hot day with temperatures reaching 30°C, the downstairs area remains below 20°C. Blackout blinds are provided, ensuring a quiet and peaceful atmosphere, allowing you to sleep during the day. The location in a valley along the creek bed also provides a naturally cooler environment. If you're a hot sleeper, like myself, you can try out my spare chillipad—a refrigerated unit that circulates cold water beneath you, allowing you to sleep on a mattress as cool as 13°C. It's how I used to survive living in Queensland. When making your booking, please inform me of your specific requirements for your stay. Whether you're a tourist in need of a lift from a train station or simply taking time away from home to unwind, I'm here to assist you. It’s also crucial that you let me know what you’re estimated check in / check out times are. I have back to back bookings and try to let my guests sleep in so I do prefer later check in’s (after 5pm if possible). However I do try to accommodate everyone. Guests needing a morning check in may be required to pay a small fee as I would need to block off the night before. Guests can always drop off luggage and come back later if needed. Parking is usually available on the street, as there is ample space. However, if you're traveling with valuable belongings or prefer covered parking for added security, please let me know in advance, and I'll direct you to the double lock-up garage located at the back of the house. Your host I live on the premises in a separate self-contained unit upstairs at the back of the building. I'm rarely home, and when I am, I keep to myself. I work as an emergency vet some nights and over the years I’ve learned that I can sleep through a rock concert… and I have in fact done this at Led Zeppelin! So there's no issue with noise. I share my space with a 12-year-old Devon Rex cat who may take a few hours to warm up to your affectionate advances. She’s indoors only. The room is designed to provide a peaceful and restful environment, ensuring a good night's sleep. There's ample storage space for your belongings with built in wardrobe and bedside drawers. You'll also find a bedside table with reading lamps, perfect for enjoying a book before bed. The room is tastefully decorated and well-lit, creating a cozy atmosphere. Additional power points can be found in the lower drawer of the beside table on the far side… useful for charging phones etc. SECOND BEDROOM The second bedroom has a brand new Koala brand Queen sized mattress! Update 5/2/24 so far it’s only a floor mattress but a bed base should be coming soon… The second bedroom can alternatively be set up with two single beds, using a double-layered floor mattress and a fold-down futon/couch. This setup is recommended for kids under 12 years or adults who prefer a firm bed. However, it can still accommodate guests of all ages. The bedding is comfortable, and you'll have a built in wardrobe. Guests using one bedroom are welcome to use the second bedroom as a bit of extra space to use as storage space for your belongings. The room has a large sliding door leading to the back courtyard and is bright and cheerful, making it a great space for relaxation. The host’s living quarters rests above the second bedroom which is why I prefer to have my smaller groups use bedroom number 1. I am super quiet and respectful of my guests and most people don’t even know that I am here most of the time. Guests are encouraged to feel comfortable and relaxed as noise does not bother me at all. Loud music, loud TV, even parties are permitted if you give me some notice so I can warn the neighbours. LOUNGE ROOM/LIVING AREA The lounge/living room is a spacious area where you can unwind and enjoy your time. It features a large, comfortable 5-7 seater couch. You can relax on the couch while watching your favorite shows or movies on the 65-inch TV with access to a JBL Bluetooth speaker for that true movie experience. The room is well-lit and has a cozy ambiance, making it the perfect place to hang out with friends or family. I have added a small expandable dining table off to the side of this area for comfort and there are 3 dining chairs available. You are welcome to eat on the couch of course… but please try to keep food out of the bedrooms. NB see pictures for how the table expands to 3x its original size (and by all means ask your host to assist). STUDY/READING KNOOK/PRIVATE COURTYARD If you're looking for a quiet spot to read or work, there's a private reading nook with a comfortable rocking chair. You can enjoy some peaceful time with a book or use it as a dedicated workspace. Guests who may need some time away from the rest of their group can also use the massive desk upstairs. This is also where you; find the multifunction scanner/printer and it’s the closest to your wifi. Adjacent to the reading nook is a courtyard where you can relax outdoors and soak up the sunshine or fresh air. It's a private and tranquil space where you can unwind and recharge. If you use this area to smoke, please use the glass jar available (or request one) for the butts. You are always welcome to do a bit of gardening as well. BATHROOM The private bathroom is well-appointed with a shower and a large bathtub. You can enjoy a refreshing shower or take a relaxing bath after a long day of exploring. The bathroom is modern and kept spotlessly clean by your host (who is still cleaning like it’s 2020). All the essential amenities such as towels, toiletries, and a hairdryer will be provided. The bathroom has a massive mirror, but if guests need a full length mirror please ask your host to bring one down. All the essential amenities (plus several non-essential items 😜) have been provided. Look in the cupboard for extra towels, toothbrushes, panadol etc, cotton buds, makeup remover and moisturisers ….the list goes on. Conveniently, the powder room (aka toilet) is separate from the bathroom, right beside it. It hosts a second vanity and mirror as well as a footstool and you’ll find feminine hygiene products and extra loo paper in the cupboard. If guests request a bidet in advance, this can be set up. It’s not for everyone but I’m aware that some groups feel more comfortable with this arrangement. As the toilet is on the ground floor please hold the flush down for a few extra seconds. KITCHEN While the main kitchen is located upstairs, you'll have access to a “kitchenette’ on the ground floor. It's equipped with a microwave, kettle, and basic utensils. You can heat up simple meals or snacks if needed. Coffee, tea, and hot chocolate will be provided in the living area. You have access to a milk frother/heater. There’s a coffee plunger and drip coffee maker… you’ll find the ground coffee in the fridge/freezer. I could buy a pod machine if the coffee nearby wasn’t so much better than anything I could make at home. The main kitchen is located just up the stairs and it’s dedicated for use by my airbnb guests. I have a large refrigerator with bottom freezer and the walk in pantry is stocked up with all the essentials (oil, spices, rice, pasta, and even cous cous! The kitchen is fully equipped with all the pots/pans you could want. Guests are encouraged to use the dishwasher. Your host will assist with this and do the cleaning when you’re out exploring. There’s a slow cooker, a fast/pressure cooker that can be used as a rice cooker, a blender, electric mixer……and more ….. I guess it’s just a normal “Aussie” home and you are welcome to help yourself to anything you can find! For most stays, breakfast is supplied (toast, cereal, eggs, bacon) and I have all the milks (almond, oat, soy and of course, cow). Guests are encouraged to help themselves to whatever food is on offer. Btw sometimes the bread is in the freezer for freshness and there’s crumpets there too. If you need anything specific or have dietary restrictions, please let me know in advance, and I'll do my best to accommodate your needs. LAUNDRY You'll have access to the laundry room with a new 8kg washing machine and 5kg dryer. The laundry facilities are free to use, and detergent should be provided. Whether you need to do a quick load of laundry or want to freshen up your clothes during your stay, you'll have everything you need. If I can assist you with this, please let me know. There’s both indoor and outdoor hanging space and a separate dryer for those wet days. PARKING Free street parking is available in the neighborhood, and there's usually ample space. However, if you prefer covered parking or have valuable belongings with you, you can use the lock-up garage located at the back of the house. Just let me know in advance, and I'll provide you with access. NEIGHBOURHOOD AND SURROUNDINGS The house is situated in a beautiful modern suburb, and most houses were built after 2015. We are in an impeccable area where gardens are manicured with well-maintained walkways. The area is extremely quiet and safe. Thereal gem of the area though is the massive natural parklands situated directly across the road, providing a serene and peaceful environment. You can take a stroll or enjoy nature walks in the area, immersing yourself in the beauty of the surroundings. Smokers? - Guests have access to the front porch and there’s a large back courtyard/grassed area that’s too small to throw a ball, but large enough to sit in the sun. Cigarette smokers please use the side courtyard. - I don’t routinely host non-service animals but if you are in need for a pet stay, please reach out to me and we can discuss on a case by case basis. I’m a veterinarian and adore animals…. It’s just that my indoors only cat is quite particular on this topic (we have discussed at length 😹😾. There is an enclosed back grassy courtyard that’s too small to throw a ball, but large enough to sit in the sun.
