Immersed in the Pineta del Tombolo and just a few steps from the sea of the Argentario, is La Villa in Pineta, about 2 kilometres from the charming little town of Castiglione della Pescaia, which can also be reached along a cycle path, set in the Tuscan Maremma, with its ancient walls overhanging the sea and the shallow waters of the town beaches of Levante and Ponente. The modern structure respects the cheerful style typical of beach houses, with all the areas functional and designed for relaxation. Colours that blend together, shades of grey and white to enhance the size of the rooms, large windows that let in the sun that illuminates the interior, such as the glass balustrades of the furnished terrace that give the feeling of being part of the surrounding nature. Holidays in this pristine place are green, with the Bandiera Blu (Blue Flag) confirmed for over twenty years. The villa is part of a residential context about 100 metres from the sea and just a few metres from the famous Riva del Sole Resort, a structure of Scandinavian origin entirely dedicated to eco-sustainability where you will find a market, restaurants, bars and wellness centre with a wellness course. Interior: The entrance to the villa is on the ground floor and leads directly into the living area with an open-plan sitting and dining room and with, on the right, the linear kitchen with a French window leading out to the portico. From the open-plan area a corridor leads to three double bedrooms (one with king size bed), all facing the garden, a twin bedroom and two bathrooms with shower. Back in the open-plan area is the internal staircase leading up to the first floor with a double bedroom with large terrace, a bathroom with shower and a sitting room. Castiglione della Pescaia is a seaside town that has been awarded several times the Cinque Vele (Five Sails) by Legambiente for the quality of its sea and beaches, for the care of the environment and for its facilities. Considered an exclusive tourist destination in the Maremma, it is called "little Switzerland", "Switzerland of the Maremma", "the pearl of the Tyrrhenian Sea". It is located in an incomparable geographical position due to the diverse types of this land in the centre of the Maremma coast, proud and wild. A vast landscape which in its entirety restores to the beach its primitive value as a "last frontier" and to the sea its immense dimension. The municipal territory extends from the Tyrrhenian coast, including the isle of the Sparviero and the Scogli Porchetti, up to the south-western and southern extremities of Poggio Ballone which forms the southern extension of the Metalliferous Hills of Grosseto. Between the coast and the hills is a vast flat area of the Grosseto Maremma, ideal for hiking and cycling along 30 paths mapped with GPS and downloadable thanks to a QRcode. The coast is mainly low and sandy, except for the small promontory of Punta Capezzolo, which divides the town of Castiglione della Pescaia from the locality of Riva del Sole, and for the entire area of the promontory of Punta Ala, both of which are high and steep. The prehistoric remains of the Villanovan age (the archaeological area of Vetulonia and the necropolis of Val Berretta), of the Etruscan period (the renowned tombs of Pietrera and Diavolino), of the Roman period (the villa of the Paduline), of the Aragonese, Medici and Grand Ducal periods. The castles: of the maritime borgo, of Colonna (Vetulonia), of Punta Ala, of Prile, of Casalia; the Aldobrandeschi fortress (Buriano), the fort of the Rocchette and various towers. The abbey of San Bartolomeo in Sestinga (hill of Badia Vecchia - near Vetuolonia), the hermitage of San Guglielmo di Malavalle (in the woods around Tirli). The Casa Rossa Ximenes, or “factory of cataracts”, located in the Diaccia Botrona Nature Reserve, commissioned in 1765 by the Duke of Lorraine to the engineer and mathematician Leonardo Ximenes. The complex had the task of controlling the flow of water between the vast marshy area of the lake of Castiglione - the ancient lake Prile - and the Tyrrhenian Sea. Preserved in good condition even after the loss of its original functions, it has been recently restored thanks to the interest of the Province of Grosseto and is used as a reception centre of the Diaccia Botrona Nature Reserve and has housed, since 2009, the multimedia museum of the Casa Rossa Ximenes. The port of Castiglione della Pescaia is one of the principal nautical facilities for both tourist mooring and fishing activities and from which mini-cruises leave for the islands of the Tuscan archipelago.
