Located in trendy Maremma, the house sits quite literally on a wild Tuscan beach. Set in the middle of an old princely estate, 4 hectares of which belong exclusively to the house. This old hunting lodge (recently renovated), is the ideal place to party or simply hang out with friends and family. The only noise that can be heard are the Cicadas and the waves of the sea. Yet only a few minutes away in Castiglione della Pescaia, bars and restaurants are brimming with life. One enters the property from an old rusty gate, the first few hundred meters are shared with the old owners. Once they turn off to the right, the grounds all the way up to the sea belong to our house approx 4 hectares. Our guests will have exclusive access to the beach from the house approx 50m to the water front. We have recently renovated the house, trying to keep it’s original character as much as possible. This is not a luxury villa, no air conditioning, no flat screen tv’s and honestly not the best Wi-Fi. Yet to be immersed in the richness of nature, far from the chaos of modern tourism, with a uncluttered beach just a few meters away is heaven for us. There are 4 proper bedrooms, and one on the mezzanine which is perfect for children. That’s where our kids sleep, its on the way up to the master bedroom. This is the wow!!! room, white washed with 6 windows both onto the sea and the surrounding countryside. There is one big bathroom with a huge walled cupboard which is generally used by these 2 rooms. Downstairs there is a room with 2 single beds, and a small sink. The sitting room is an is large and airy leading both onto the veranda and the dinning room. Next to which you will find a fully equipped kitchen, even if there is no microwave. In front of the kitchen you will have a choice of 2 areas dedicated to”al fresco dinning. There are then 2 rooms with double beds which share a bathroom. Adjacent to the house there is another bathroom and 2 showers one with cold water perfect to take off the sand before entering the house, and a newly refurbished hot shower. Generally during the summer months, we all love using the outdoor facilities. There is also a trampoline and a ping pong.
