This spacious & brand new home with a hot tub is the perfect place to stay for all your Palisade adventures! Situated on 5 acres with a vineyard along the Fruit & Wine Byway, enjoy expansive views of Mt. Garfield & the Grand Mesa. Bike to wineries, hike, visit an orchard or lavender farm, paddle board on the Colorado river, ski at nearby Powderhorn Mountain Resort, or go road or mountain biking. Then take in the views and enjoy the fireplace, outdoor living space, or hot tub after adventuring! You will feel right at home in this beautiful new home! From the hot tub, front porch or outdoor living space enjoy the wonderful views of Mt. Garfield & the Bookcliff mountains, the Grand Mesa National Forest, the vineyard on the property, and the neighboring organic peach orchard. The front porch has two rocking chairs and a chair swing and the covered pergola patio has a porch swing, patio furniture, grill, and gas fire pit. Next to the pergola patio is an outdoor dining table and chairs and just outside the master bedroom door is the hot tub. Enjoy amazing sunrises, plenty of space & privacy and easy access to all that Palisade & the Grand Valley have to offer. Two large living areas, three full bathrooms, three bedrooms each with a queen bed plus a foldable queen memory foam mattress. 10 minutes to downtown Palisade and 15 minutes to downtown Grand Junction. Various wineries minutes away. Things to note: As it is a brand new build, there will not be a yard surrounding the home until summer/fall 2024. The home is located on a vineyard and guests should be aware that vineyard work may occur during their stay (pruning, harvest, etc).

Annie is a phenomenal host and the house is beautiful! Even better than the pictures. It is well laid out and feels spacious, but also cozy like you’re right at home. Every detail was thought of.
The Pali farmhouse was nothing short of amazing! Annie is a wonderful and thoughtful host. Her guidebook has all the info you need for the area to fill every hour of your stay. The house alone is worth the trip, the mountain views are the icing on the cake. My family and friends who joined us are going to forever remember this trip because this house was so amazingly awesome! You will not regret this house, don't pass it up and book it!!

We had a wonderful stay visiting Palisade and the surrounding area of Grand Junction for the first time. House felt spacious and comfortable. There were big windows all around to enjoy the beautiful views & scenery. House was as described with a ton of thoughtful amenities (coffee, wine, stocked kitchen, tons of games for adults and toys for kids). It was pretty windy so we didn’t get to enjoy the porch swing or fire pit, but I’m hoping to make a trip back soon! We had to contact the host a couple times and she was very responsive. It’s so amazing visiting a place like this that hasn’t totally blown up yet, where the people are super friendly and skiing is affordable (was perfect for my beginner son).

Park anywhere on the pull through driveway or near the garage. Many guests rent or bring bikes to bike along the Fruit & Wine Byway to take in the views, wineries, and local orchards.
