The 300m2 villa, in a panoramic position on the eastern branch of Lake Como and the mountains called Grigne, is located in the center of the town of Civenna, part of the municipality of Bellagio. The villa is on three levels, with an entrance upstream on the first level, a living area on the second level and a sleeping area on the third level, going downhill. The space is composed as follows: Entrance to the property via electric gate with access to the entrance area and reserved parking spaces, one of which is covered. Parking for two cars, including SUVs or mini vans, is permitted: however, guests should keep in mind that access to the villa requires - for the last stretch of approximately 50 meters - transit in a one-way private street alternated. We therefore recommend arriving with small cars that are also suitable for easily exploring the surrounding areas, characterized by narrow roads, with many curves and limited parking. Once you enter the villa, you will be welcomed by a large atrium, where you can place your luggage before deciding on its distribution in the different rooms. The floor below is accessed via a wooden staircase, between stone walls, in the typical mountain style of the area. On the second level, going down, the living area, with a large window onto the terrace overlooking the private garden and opening onto an incredible view of the entire eastern branch of Lake Como, the one that runs between Bellagio and the city of Lecco. The living area is made up of a single room divided into areas with different functions: the kitchen, with adjoining service room, the dining area, with access to both the facing terrace and the side terrace with patio and grill area, the conversation area and the lounge , the latter furnished and decorated with pieces from the owner's numerous travels. A small service bathroom is present on the floor with wc, washbasin and shower box. On the overlooking terrace, there are two benches with cushions and a breakfast table for two people; on the side terrace a large granite table, for 10 and the grill. On the third level, which is accessed by following the wooden staircase between stone walls, there are three bedrooms and three complete bathrooms, one of which is en suite. The rooms are two doubles and one twin, all with a view of the eastern branch of Lake Como. The en suite bathroom is in the master bedroom. The 3 bathrooms are complete, all with bidet and one with both a shower cubicle and a bathtub. The double beds are equipped with a canopy, each room - as can be seen from the photographs - has its own style and character. In one room there is a trompe l'oeuil in front of the bed which gives the optical illusion of being in a room open on two sides. In all rooms there is a double blackout curtain. From this level, you can directly access the private garden of the villa; a vestibule room acts as a filter between the sleeping area and access to the garden. The garden, also on several levels, has various solarium and conversation areas; the property has taken up the local custom of furnishing the exteriors with wrought iron and granite pieces, and has chosen a contemporary taste for the swimming pool and pool side furnishings. Cushions and curtains are all tailor-made and made by a local craftsman. The typical local plants guarantee an unforgettable olfactory journey.
