On arrival, Avril was very welcoming and friendly, showing us to the room upstairs. The location is great it has access to a sand beach out of the garden and the view from our room was lovely looking onto the water. However the B&B it self requires extensive refurbishment and a clean. As soon as you walk in the door you are met by a very strong smell of urine / dampness. This smell is almost unbearable. As you get upstairs the smell continues throughout the house. The room and shared bathroom also smells this way. The floors / walls do not look clean there is dust everywhere. The place is very cluttered with old furniture lying about old magazines and dvds. Avril was very accomodating to make us breakfast however the dining area was just as unclean the smell appeared worse in there. We did not eat the breakfast as the cuttlery and glasses looked as if they have not been washed in a while. The pictures of the house and rooms are very outdated and this is not what the place looks like at all. I would never stay here again and i will not be recommending this place to anyone. We felt that we couldnt even use the shower/bath as it looked very unclean. The toilet seat was also broken.

Big comfortable room with amazing views. A very effective standalone electric heater is provided to keep out the sea chill. Breakfast was delicious and prepared using good quality ingredients. Do give yourself a minimum of an hour to enjoy it to the full. Avril provided us with interesting insights and useful information relating to our travel plans. Many thanks..

Absolutely brilliant location on the beach, loved sitting in the garden looking at the view, Room was vary spacious too great for us as we had two dogs with us.

Fantastic two nights stay in this unspoilt 19th century Victorian house, hosted by Avril who couldn't be happier to help, advise and welcome you into her family home. We will be back without hesitation very soon.

Avril’s place is a fantastic house with amazing views, in a great location in Seamill. She was a lovely friendly host and we really enjoyed meeting her. A comfy room with a fantastic breakfast and good conversation.
