What a stroke of luck it was to find this neighbourhood when I was looking for a home. I had no idea how brilliant this neighbourhood was when I first moved here. Almost daily I'd be surprised by another blessing and I trust you'l have the same experience.
This is an incredibly safe neighbourhood to live in. it does help that there is only one route in for motor vehicles which is monitored and also patrolled by a dedicated Warden.
Having a Great local Pub in the development (Boundary on the Green) as well an excellent Supermarket, Gym, Spa, Coffee Shop, Pharmacy, Vet, Doctors Surgery with an ambulance station and a Children's play area, park and Cricket Green as well as a Chiropractor, Barber, Hairdresser and numerous fast food options close-by, makes life really convenient here, take a walk to experience nature and the rural environ on your doorstep with the Coulsdon Common just 50M away and leading to the incredible Happy Valley. You're able to roam the valleys, ancient bluebell forests, abandoned RAF Kenley airfield, farmlands and the Pilgrims way, with many a local pub along the way.
We have numerous restaurants and fast food options in the area. Besides the friendly Boundary on the Green pub which is just 2Minutes walk away, there is the Fox, the Caterham Arms and several other pubs within walking distance. The excellent Dewan-E-Am is a top rated Indian/Asian restaurant located just 3-4Minutes walk away and there are numerous Fast food options as well. Just a few more minutes walk and you have La Fiaba Del Mediterraneo and more fast food options with the Caterham Valley High Street providing several more options, the best two probably being Casa Lola which is a Spanish Tapas or the small but excellent Bua Thai, although there are several other very good, to pretty good options. Coulsdon has numerous dining options too, but Reigate, just a short Uber away would be my firm choice as there are numerous really excellent restaurants and pubs located there as well as a Cafe Rouge a fine Nando's and even a Pizza Express, but it's also a lovely pleasant village.

Excellent travel options whether by car or public transport. Junctions 5 and 6 of the M25 are just minutes away, so Gatwick, Heathrow, Kent, Dover or Brighton all very accessible. The 466 bus which stops just 2minutes walk away at Howarden road is a great way to get to Croydon and the Trams there to Wimbledon or Beckenham and main line services to and from central London. Good services operate from the closer station Purley which is typically only 20Minutes away on the same 466 bus. Coulsdon South, with good fast services to Gatwick, Brighton or London Bridge and London St Pancras station is just 6Minutes away by Car/Uber.
