The private guest home at our personal residence, The Reserve: Nero features a king-bed primary suite w/ soaking tub wetroom, a queen bed guest room, and a guest bath w/ walk-in shower. Each bedroom contains an eco-friendly, Nest Signature Mattress complete with luxurious, organic linens and two organic, memory latex pillows. Want to spend the day watching movies without leaving your bed? Our rooms come equipped with a 4K Smart Roku flat-screen TV for endless viewing options. The heart of the home: Enjoy a great book, a nostalgic vinyl, or your favorite film by the linear fireplace, as you relax in the Sinatra-era living space. This area boasts a 14’ mid-century room-dividing bookshelf complete with a small library of board games, vinyl records, and of course - books. Off the living room and kitchen sits the perfect place to gather. The beautiful dining room beckons back to vintage Hollywood, with a stunning glass chandelier, and elegant dining area. Perfect for romantic meals, game night shenanigans, or sunrise breakfasts next to the floor-to-ceiling windows surrounding the room. If cooking or baking is your thing, welcome to heaven. There’s nothing like a home-cooked meal no matter the season. We’ve even thrown in a healthy supply of coffee and assorted hot teas to help get your day started right. You are a short, 10-minute drive to downtown or within 5-10min of some of the best restaurants Nashville has to offer. We are a boutique space catering to people looking for rest and relaxation. - We ask that you have no less than THREE consecutive positive reviews before inquiring about certain dates of interest. We require at least THREE positive reviews/host recommendations in a row before a reservation request will be accepted. Please contact host if you have any questions or concerns concerning this or any other house rule/rental agreement information. * ONLY Guests listed on the reservation are allowed onto the property. This is VERY FIRM. Our MAX Occupancy is FOUR persons (Children 12yrs + should be included in your total guest count). If more than 4 people are brought onto the property at the time of check-in or at any time during your stay, you will be asked to leave, and your reservation will be canceled. The 4-person MAX occupancy of this property is VERY FIRM. * Due to high-end furnishings and lack of child-proofing, this property is not conducive to minors under the age of 12yrs. * Please be mindful of your noise level after 9pm. If we receive any valid noise complaints, calls from neighbors, or if the police are called, a $500 FINE could be imposed. *No Smoking/Drugs. If there is evidence of either on the premises, there will be an automatic $1,000 FINE. *Guest MUST be 25yrs of age or older to rent property *NO SHOES inside the space (we are a "socks only" household). Please remove all footwear before entering the home, and PLEASE wear footwear when using the courtyard or any outside area. *No Pets (You will be charged an automatic pet violation fee of $500 and asked to leave immediately if a pet is brought onto the property). No eating or drinking in bedrooms. Please enjoy your food in the kitchen, dining, or living rooms. *No parties, No Stag or Bachelorette groups or events of any kind. NO EXCEPTIONS. *Do NOT put ANY objects, solid or liquid, into the fireplace OR fire pit * Check-in is anytime after 3pm / Check-out by 10am * DO NOT occupy any exterior space other than the front courtyard. All other areas are strictly off limits. * Report any damage and/or breakages in a reasonably timely manner. Damages exceeding the security deposit amount must be paid by guests and will be reported to Airbnb. * Only use the driveway directly in front of the property. Street parking is not permitted for guests. Driveway can accommodate 2 cars parked in tandem. Please plan accordingly. * All areas behind the Airbnb are strictly off limits to guests. Please only use the private courtyard in front of the Airbnb for all outdoor activity. * Agreeing to Airbnb/VRBO booking, through either site, hereby binds you to these rules and the rental agreement below. Please read the following agreement carefully: Rental Agreement: 1. Smoking is NOT allowed on the property, and drugs of any kind are NOT permitted. 2. No one other than those in the Guest party set forth in the on-line agreement may be allowed on the property. Guests are not allowed to exceed the occupancy limit agreed to in the on-line itinerary (4 MAX). 3. Guests should not create excessive noise at a level that disturbs neighbors; Noise Code is enforced. Neighborhood quiet hours are from 9:00p.m.– 8:00a.m. If you plan to party, DO NOT book this space. It is our guest home, we live on-site, and we ask that you treat it with respect. 4. This property is privately owned; the owners are not responsible for any accidents, injuries, or illness that occur while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 5. Keep the property and all furnishings in the condition you found them; removing any items from the space, including living and kitchen furnishings, is not permitted. Our cleaners take stock of flatware, knick-knacks, and ALL décor with each guest departure. Theft of any kind will be reported to authorities & will result in the automatic forfeit of security deposit. 6. Only use appliances for their intended uses. 7. Pets are NOT allowed. 8. PARKING – Parking is limited to 2 vehicle(s). Vehicles are to be parked in designated driveway only. Parking by guests on the street is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 9. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the unit. Check Out is at 10am. Before you leave, we ask that the items below be completed to help our housekeeper quickly prepare for the next guest. Please load all dishes into the dishwasher, and run it on the EXPRESS WASH CYCLE W/ HEAT DRY. Please remove and dispose of all items in the refrigerator. Place all used bath towels/robes/kitchen towels in the PRIMARY BATHROOM soaking tub.  10. Please lock all doors and all windows upon departure.  11. Garbage: Any garbage must be stowed in the large TAN trash can located by the side gate on the driveway side of the home.   12. Fireplace: The fireplace is a non-vented, gas firebox. Please do not throw any paper, liquid, or other materials in the fireplace. Do not touch or remove the glass media/pebbles located on the interior of the fireplace. 13. Storms: No refunds will be given for storms unless there is a risk to guest's safety or wellbeing.  14. Any damage to any items in the space including walls, floors, ceilings, sofas, chairs, tables, TVs, beds, sheets, towels, pillows, etc, is the responsibility of the renter. Every item will be reviewed before arrival and after departure. If you cause damage, notify the owner immediately. We understand accidents happen, so please communicate when damage does occur. This is our home, so please treat it as if it were your own. Failure to comply with the above rules will result in non-return of security deposit and possible additional charges. **Booking through Airbnb/VRBO assigns your consent to all listed under "House Rules" / "Rental Agreement"  Security Deposit - a security deposit of $1,000 will be held (not processed) at the time of reservation.  If damage to the house is found or items are missing upon check out, you could forfeit some or all of your security deposit.
