The perfect pad all year round, it's stylish and spacious, situated in an idyllic setting in the village of Southrepps, just a few minutes' walk from the village pub, post office and shop, and a short hop in the car to some of Norfolk's finest Blue Homestead and Black Cat Barn, dating back to the 1700s and backing on to open fields, is a luxurious yet laid-back bolthole, ideal for large multi-generational families and groups of friends who are looking for a relaxing escape in the heart of a lovely coastal village. The perfect pad to stay all year round, it's stylish, sophisticated and spacious and situated in an idyllic setting in the village of Southrepps, just a few minutes' walk from the village pub, post office and shop, and a short hop in the car to some of Norfolk's finest Blue Flag beaches. Sleeping ten people (with a maximum of eight adults), this beautiful character cottage and barn conversion has been styled with quality, modern fixtures, fittings and appliances. At Homestead, you enter in to a well-equipped kitchen/diner with an Aga and electric oven, and with doors spilling on to the outside eating area - a winning location as the late afternoon sun slips into dusk and evening and the up lighting comes in to play. The enclosed, sunny garden has a fantastic decked area with a bar (with a table and bar stools, fridge and mood lighting) table tennis table, swing and garden games. The property has a snug (as well as a sitting room/ formal dining area with a cosy wood burning stove) so it is easy entertain differing ages of guests in different parts of the house. The first floor has three bedrooms: two with king-size beds and one with a king-size zip and link, which can be made up in to two 2'6 single beds on request. Black Cat Barn annexe (ideal for elderly relatives or a separate family) has its own gorgeous vaulted, open-plan living space, dining area with small kitchenette (with microwave, kettle and mini fridge) with a king-size bed in the main bedroom and a shower room. Additionally, on the mezzanine level, are two 3' single beds, suitable for children. Black Cat Barn also has its own little, private garden - the perfect spot for a quiet morning coffee before you join the rest of the group for breakfast! Homestead and Black Cat Barn offers the opportunity to spend quality time away together in a fabulous cottage in a superb location. If you enjoy exploring picture-perfect, brick and flint, seaside villages and towns, walking and cycling, simply packing a picnic full of fabulous local produce and whiling the day away on the beach or discovering the Norfolk Broads, this is the Norfolk hideaway for you, any time of the year. Homestead is also available as a Sleeps 6 option for smaller groups, with just the main cottage available. Additional Information: Three well-behaved dogs welcome (small additional charge). A fantastic property for two families or one large family as in our case. The house and barn are great value for money with the bonus of a large garden. The proximity to the Vernon Arms is also a very nice bonus
The Homestead and Black Cat Barn was nicely furnished and comfortable in the living space. We thought that the fridge freezer needed more capacity for the number of people the house can accommodate. More comprehensive instructions for the heating and Aga would have been useful. The house is very well equipped with boxed games etc and the garden is very safe for animals and children. We very much appreciated the Christmas trees and decorations that were put in the house for us and for the Christmas cake and mince pies.
Really great space for a large group with or without small children and a dog. Plenty of communal space to enjoy inside and the garden was lovely. The house and barn were just as good as the photos. The driveway fit 5 cars with more space outside if needed. There is a convince shop a few doors down which was handy. The location was a great base to visit the surrounding areas. I would recommend.
The rural village of Southrepps provides a wonderful holiday location with a traditional local pub, The Vernon Arms and fabulous beaches nearby. Southrepps Commons, designated as a Site of Special Scientific Interest (SSSI), spreads over twelve acres within the village and is a mosaic of woodland, tall-herb fen and reed bed and is home to many special plant species and a wide range of birds.
The Foundry Arms in the neighbouring village of Northrepps is a popular spot serving great food, and The Gunton Arms at Thorpe Market with its eclectic art collection is a must.
There is plenty to see and do here. A short drive away you will find the lovely beaches of Overstrand, Cromer, Sea Palling, Mundesley, West and East Runton and Sheringham, many which have been awarded Blue Flags.
Only five miles away is the family orientated traditional seaside town of Cromer, which has an award-winning pier, beautiful beaches with rock pools, cliffs and sandy expanses, and independent places to eat out in town. It is also fast becoming Norfolk's surfing hot spot - lessons and equipment hire can be booked at Glide Surf School. There is an excellent museum telling of the maritime history of the town. A visit to the impressive medieval church could include a climb up the tower for great views. For a family day out, Amazona Zoo is a must. The Pier has a Pavillion Theatre, the only one of its kind in the country and stages traditional variety shows and live music events all year round. With plenty of carnivals, markets and festivals, there's always something going on in and around Cromer.
Sheringham was originally a small fishing village but the arrival of the railway in 1887 turned it in to a popular destination for visitors far and wide. The Poppy Line still operates both diesel and steam engines which run from the pretty station in Sheringham centre along the coast through Weybourne and Kelling and on to the Georgian town of Holt. There is plenty of family entertainment in Sheringham whatever the weather, including the Reef Leisure Centre with its indoor pool. Sheringham too has carnivals and festivals all year round including the famous Crab & Lobster Festival and Sheringham Carnival, plus it still has a large traditional market on Wednesdays and Saturdays.
The National Trust properties at Felbrigg Hall, Blicking Estate and Sheringham Park are also only a short car journey away.
