The VILLA DE VISTAS has 3 separate houses built on a hillside. LA CASA QUE CANTA (the Big House) is at the top of the property. It has gracious spaces for groups to gather. It sleeps 8. EL NIDO DE LA TORTUGA is located on the pool deck below La Casa and is the most intimate home. Sleeps 4. The CASITA CELESTIAL is the most private. It has its own dipping pool and a Palapa and is down an additional set of stairs. Sleeps 4 By renting the entire VILLA you enjoy all 3, and have sleeping for 16. Our VILLA DE VISTAS is truly one of the most special places in San Pancho that makes itself available to guests. The VILLA is 8200 sq. feet with three complete homes that can sleep 16 persons comfortably. Each home has its own kitchen, grill, sitting area, and unique character. Furthermore, it was built so that there would be ample space for groups to gather and also plenty of spots for intimate conversations or even solitude. The living room and the media room are both generously spaced. The dining room and an area right outside on the terrace can easily seat a substantial number of persons for dining. The pool, which is perfect for young children, even infants, is also comfortable for adults; although there is not room for a lap swim, there is plenty of space for conversation and games. The three homes can be rented together or guests can choose to rent just one or two of them. If you are under 16 people, message us and we'll help you determine what would work best for your group.

People in my group were hesitant to give too good of a review, not because it's not deserving, but because it's such a gem! The house is beautiful, and is extremely well furnished/equipped. The ocean views are great, and we had a wild bird show everyday! If you like to cook, the kitchen is very capable and has everything to cook for large groups. Appliances like dishwasher, garbage disposal, clothes washer+dryer were very helpful. The pdf guide was very helpful, as was the concierge. One thing our group underestimated were the stairs, so if you have people w/ limited mobility in your group, take that into consideration. Staying here was lovely, and we are strongly considering returning already!
Beautiful and unique home. You can really feel the love they put into creating this magical space. Stunning views! 🌅 As mentioned in previous reviews - lots of steps in the house and to get to the ocean! Not well-suited for elders or young children, but our family with teenagers had an amazing experience here! We were visiting during July and it was HOT! The house has many air conditioned areas, including bedrooms, but some spaces like the living room/dining room are open-air, which made mealtimes for our party of 14 a little challenging. I would love to return during the winter, when sitting on the beautiful patios and walking to town/beach would be a bit more pleasant. Overall, a lovely rental!🌅
Vista Villa is a stunning property! We had a family reunion - with 4 couples and 5 grandkids. Every family had their own private space and ensuite. The views of the ocean was stunning! It was nice to be slightly outside of town - with and easy golf cart ride of 10-15 minutes into town. The art and decor felt like it was curated and custom for this house - really beautiful! The only challenge we encountered were power outages. The house has a back up generator that didn't quite work with the size of house this is. There were a few nights that a few of the villa's didn't have air conditioning. We were impressed with the quick responsiveness of the staff to work on it. It seemed to be outside of their control, of course. Marie - the concierge is amazing. She helped us coordinate most all of our travel and excursions details. We could not have done it without her! All in all - we loved our stay and could easily recommend it to folks that are OK with a lot of stairs!
La Villa de Vistas is truly a gem. It's beautiful, comfortable, and very well-equipped. The owners were very clear and responsive during the booking process, and their "concierge" Marie is incredible - super proactive and supportive, she helped us book cars and gave suggestions on activities. My entire group (8 people) wanted to stay forever! The one thing to be aware of is that the building is not very accessible for folks with mobility issues, in that there are a lot of stairs, and the tiles in various rooms and on patios get slippery when wet (though Marie reminded us of the tiles when we arrived). Prepare to get a workout going down to the beach, between the 3 casas/casitas, and even within the main house. Overall, this home is gorgeous and we would absolutely stay here again!
William’s villas were perfect for our week in San Pancho! It was clean, spacious, and far exceeded our expectations - pictures do not do it justice. It was perfect for couples who want to be social, but also need some quiet time and their own space. We will be back!!

The VILLA DE VISTA sits in the lush jungle overlooking the north end of the San Pancho Beach. It takes about seven minutes to walk down a garden pathway to the beach....and about twenty-five minutes to walk to town.
SAN PANCHO is often called the Jewel of the Rivera Nayarit. It is quiet, at least from where we are located. (The pounding of the surf is louder than noise from the pueblo.) It is friendly. It has maybe 2500 Mexican nationals and another 250 Gringos from the USA, Canada, South America and Europe, who make it an effort to fit into this precious pueblo and not overwhelm it.
There are three very distinctive enterprises in San Pancho:
1 A turtle sanctuary which has saved thousands and thousands of turtles from poachers. They release the hatchlings on many evenings in the winter months.
2. An educational program for San Pancho children, which involves hundreds of school age children in various activities; one of the highlights of the year is El Circo De Los Ninos, which is a major production involving trainers from Cirque du Soleil; the co-founder of Cirque has a home in San Pancho.
3. The third distinctive feature is La Patrona Polo Club. Most weekends in the winter they have a delightful brunch and polo game. They stable 80 beautiful horses, which are trained to delight in the rough and tumble of a polo match. Now, they also have other equestrian activities and special events.
No other Mexican pueblo can boast of attractions such as these three!
You have several options for getting around, all of which can be coordinated in advance through our concierge, Marie.
First, you can walk. It is about seven minutes to the beach and less than a half hour to walk to town.
Second, you can rent a car, which we recommend.
Third, you can rent a golf cart, which will be waiting at the house when you arrive. This gives you freedom of motion in San Pancho. (Our grandchildren love the golf cart!)

My wife (social worker) and I (former minister) live in New England, but have a luxurious Villa in San Pancho, Mexico. Even though we never had much money -- we managed to build a home on Cape Cod when we were young and were able to sell it and invest in the new venture in Mexico. We have three sons, all with families that love this property. And now, two of our sons, David and Matthew, are helping with many of the owners’ duties.
