Bristol Gardens is a gorgeous 4 bedroom home which has been completely renovated in recent years and exudes style and function. The house is conveniently located in Kemptown, Brighton, just 5 minutes walk from Brighton's famous seafront and 10 minutes walk into Kemptown Village. The city centre of Brighton is just 20 minutes walk away where you can immerse yourself in the bohemian, eclectic lifestyle this coastal city displays so well! On the ground floor of Bristol Gardens you will find a beautiful kitchen with large oven and kitchen island, the ideal place for entertaining. Once here, you are guided through the sliding glass doors and into an impressive dining area, big enough to seat the whole group for a sit down meal. This space is shared with a cozy living area complete with a large corner sofa and a Danish woodburner to snuggle up to when it's a little chilly outside. To the front of the house is a desk area and sofa bedroom which is accessed via sliding doors for privacy for those sleeping downstairs. Just around the corner is a full bathroom with walk in shower for convenience. Up the stairs and on the first floor are the first 3 of 4 bedrooms. Two double rooms can be found here, the smaller room is on the South side of the property with the other double bedroom on the North side looking over the rear back garden. Sandwiched in between is a beautiful twin room with three single beds, the perfect spot for kids to enjoy their slumber party! There is a full bathroom on this level with a large walk in shower and yellow highlights in the stylish bathroom decor. On the second floor is the private master suite with velux windows for extra light. This beautiful loft bedroom has its own ensuite bathroom with a roll top double ended bath and a large walk in shower.

Great location. Very homely. Sophie was fantastic about changing check in and out times. Drawbacks: had major issues with the log burner despite following instructions. Carbon monoxide kept alarming during the night. Smoke blew back into the room. Washing machine didn’t work. No dishwasher capsules provided.
We were staying in Brighton as our daughter was running the marathon, the house is in a great location and was perfect for us (4 adults, one baby and 3 dogs). Hosts communicated really well with all information. Kitchen was very well stocked for cooking at the house. Coop just down the road and plenty of options to get food delivered as well. Great pub down the road called Daddy Longlegs (dog friendly) and do a great Sunday roast. Would highly recommend this property we had a lovely stay
Lovely house, lovely location but in need of some serious maintenance. From the day we arrived we experienced constant issues with the fuses which meant no lights, no oven, no dishwasher or washing machine, internet, heating, hot water (which was connected to a smart console which needed WiFi) or use of plug sockets. This made the trip really really unmanageable - we were travelling with a 2 year old and elderly grandparents who had to get dressed for bed in the dark. No hot water for baths or showers, no heating and no WiFi made the trip very uncomfortable. I had to spend a lot of my trip corresponding with the host to arrange electricians to come and fix the issue and then waiting for the electrician to come and investigate. The hosts tried their best but ultimately the issue was only able to be partially fixed by the last evening. The house was extremely expensive and I am asking for a full refund.
We had a great weekend and this amazing place! The team from simple getaway was super responsive and very helpful before and throughout our stay!

Brighton has maintained its popular destination city status for many years drawing visitors from across the country. Brighton is world famous for its long, pebbled beach, frequented by locals year round and popular amongst visitors during the hot summer months. But theres so much more to enjoy. Visitors and tourists enjoy the meandering through the North and South Laines to find numerous options for vegan cafes, eclectic bars, fancy restaurants and beautiful antique and jewellery shops.
Train: Brighton has several railway stations with direct services from London Victoria, Gatwick Airport, and other locations. Once you arrive in Brighton, you will need to use local bus services or other modes of transportation to reach the property.
Bus: There are bus services connecting all of Brighton and Hove. Busses are regular around the city and times and routes can be looked up on the Brighton and Hove Busses app.
Car: If you have access to a car, you can drive to Brighton and then use local roads to reach Kemptown.
