High Point Meadows is a destination in itself. The 3-bedroom, 2-bath house is a unique blend of old barn beams and glass. The main attraction however is the 12 acres of outdoor recreation, including a swimming pond, fire pit, and hiking trails. It’s less than 100 miles from the GW bridge in the middle of a beautifully rural but culturally lively part of Ulster County. It's been a special place for generations of our family and we’re thrilled you’re considering visiting. The focal point of the house is the open concept, vaulted great room. A wall of glass looks out over the pond, meadows, and seasonal views of High Point Mountain. Mexican tiles liven up the kitchen and a wood stove keeps everything toasty warm in the winter. In the summer, the sliding doors open up to a massive deck with plenty of space for outdoor meals. There's also a dedicated work space if you need to do any screen time. There are two bedrooms on the ground floor. One of them has a bunk bed and a collection of children’s toys and books, not to mention a massive teddy bear. The other downstairs bedroom is full of books, various knick-knacks and a queen-size bed. Also on the ground floor is the mudroom, with plenty of space for all your outdoor accouterments. In the summer, a screened-in porch opens up the mudroom and living room to (bug-free) fresh air. Finally, a full bathroom with a tub rounds out the ground floor. Up a spiral staircase, is the master bedroom, with its own full bathroom. The ceiling is clad with old farm wood and a massive skylight allows you to fall asleep while gazing up at the stairs. There is also a balcony off the bedroom offering 360 degree views of the property. We have super-fast and reliable cable internet/wifi. During the pandemic, it supported four concurrent zoom sessions (two kids in school and two adults working). We have kids but the house isn't totally toddler/baby safe. There aren't locks on kids Chen cabinets or outlet guards, fyi. We have an EV charger available to guests. It's a J1772 11.5kw (48 amp) unit. The Land The real attraction of High Point Meadows is the land. The swimmable pond, complete with a floating dock and deck, is the center piece. It’s about 10 feet deep. Our treehouse is perched In the trees nearby, above the spring that feeds the pond. After swimming, wash up by using the outdoor shower, which is located in a thick bamboo forest next to the house. About half of the land is wooded and we have our own private trails through the forest. You’ll see plenty of wildlife: deer, bobcats, bears, foxes, etc And we have our own chickens to provide you with fresh eggs every morning! Lastly, we have a hammock in the birch grove, a fire-pit and private dining table under the willow tree. Our red barn provides a backdrop to the rural setting. Best of all, it’s all completely private. The Neighborhood The house is located in a beautiful area at the base of the Catskills Mountains. It’s great for biking, hiking and long walks. We are just a few minutes from the picturesque Ashokan Reservoir, which is the water supply of New York City. Woodstock and Kingston are 30 minutes away. High Falls and Rosendale are even closer. Some of the great new restaurants and breweries, such as Arrowood Farms, are just minutes away. Skiing at Belleayre and Hunter are about 40 minutes away. Town of Olive registration #STR-22-8.
