P.S. as of April 2024 we've yet to even host a pet, just so you know. Still, we remain open to the possibility. Kindly do mention it when you send your Inquiry! The Song Farm Guesthouse sits at the eastern edge of your hosts' 18-acre home, in a rural area known as Pineview. Winnsboro is far enough east of the DFW Metroplex (and west of Shreveport and Texarkana) that you can feel those deep calming breaths coming easier the closer you get to the guesthouse. Note: our winter-into-spring temps are crisp in the morning and evening -- and variable to warm during the daytime. Plus, our pond and trails (the surrounding beauty and peacefulness) are what make our place special. We DO have a fine old metal fishing boat and oars. Also a couple of kayaks, and a couple of canoes and a pedal boat that works great for fishing, as well as morning coffee cruising and evening wine or iced-tea wind-downs for the day! With a sprawling yard, and backed up to the woods and trails surrounding an eight-acre spring-fed pond, the Guesthouse has its own private driveway. Ample parking, and a carport that gets used mostly as a covered porch for coming and going via a concrete house-entry ramp. No step. If fishing calls your name, the pond is home to bass, blue gill and crappie. It is a catch-and-release situation here re: our bigger bass. But if you're up to cleaning and cooking the fish -- you're welcome to catch and eat any bluegill, crappie or smaller bass. There's a small grill at the guesthouse. Please bring your own fishing gear. If you're a birder or forestry nerd, the lush trails are accompanied by the soothing sound of the wind in the pines. And all sorts of feathered friends (and other critters) either live here year round or migrate through. Bring your binoculars! The greatest amenity at the Song Farm Guesthouse: peace and quiet. Occasional passing traffic, but the house is set considerably back from the road, and there's not a bad view from any side of the house. Operative color: GREEN. Mother Nature welcomes you with open arms. MORE ABOUT THE REST OF YOUR SPACE HERE: With just enough indoor space to relax and feel at home, the house is a one-story, wooden pier-and-beam structure with room heating and air conditioning. Simply and comfortably furnished room to room, and decorated with a light hand in the bedrooms to keep them restful. Beds feature quality mattresses with crisp white sheets, plus blankets and comforters and allergy-friendly pillows (no feathers). The front bedroom features 1 queen-sized bed; the neighboring back bedroom features 1 queen-sized and 1 full-sized bed. (A cozy arrangement for couples who wish to share a room but prefer to sleep separately. Or the extra bed simply serves as a space for spreading out.) Enjoy our photo tour here on our Airbnb listing, and once you read through our rules and such, reach out with any questions or concerns. We're pleased to be of service as your hosts. Lynn Adler (primary contact) and hubby, Lindy Hearne Song Farm Guesthouse Winnsboro, TX February 2024 P.S. Another Pet Note: From 2001 to 2009 (when we began touring nationally full time) there were up as many as six free-range (strictly outdoor) adopted doggies being lovingly cared for and roaming freely here on the property. Then we painstakingly found loving adoptive homes for all of them so we could hit the road. No longer touring as widely as we once did, we still have no dogs, but we did allow one sweet, feral kitty boy named Rumi to adopt us. We enjoy each others' company when we are outside around our cabin home and he sticks close by our home so you likely will not see him. AND it so happens Lynn co-wrote the theme song to famed PBS children's TV series Wishbone, which aired from 1995-1997. ALL THIS TO SAY it seemed appropriate to at least TRY opening our guesthouse to smart little dogs -- like Wishbone! Thank you in advance for helping us have a positive experience with this bit of risk taking. We appreciate it. And as always, thank you for choosing the Song Farm Guesthouse for your stay!
Truly exceeded all expectations! A charming cozy and comfortable home just as pictured to relax and enjoy nature! A little slice of heaven with outstanding host hospitality. Already planning future booking to explore more of this rural small town area and its hometown hospitality.
My second stay at the Song Farm, and it feels like a home from home. On arrival, breathing the piney air and stepping into the familiar surroundings of the cottage put a smile on my face and was instantly restorative. It was a delight to enjoy the lake and trails in the glorious spring weather over the Easter weekend. Lynn and Lindy are always looking out for others with great kindness, and have amazing experiences to share; I'm so happy that we've become friends through these stays!
We thoroughly enjoyed our stay and would highly recommend others to do the same. Beautiful location and wonderful hosts. A true gem!! Rick
I can't get enough of this place. I return every chance I get to recharge my battery. This trip I enjoyed the Carolyn Wonderland and Shelley King show on The Bowery stage at the Winnsboro Center for the Arts. It was absolutely incredible. Monte Montgomery is coming in February and there will be lots going on during the eclipse! What a great little town and the coolest place ever to stay and relax, and enjoy the incredible surroundings. tall pine trees, a spring fed natural pool for swimming or fishing, or hiking the perimeter. When I'm ready for a dinner out or taking in a great concert, it's just a 10 minute drive to Winnsboro and it's cultural arts district surrounded by restaurants and shops. as always, the beds are so comfortable. the house so well equipped and the host Lynn always treats me like an old friend. I can't recommend this place highly enough. Even though it's only a 2-hour drive from Dallas, once you pass through the pine curtain, you are transported to another world.
The Song Farm Guesthouse is situated along a well-maintained, FM (Farm-to-Market) road in a rural countryside setting 10 miles southeast of Winnsboro, TX. While here, you'll see no neighboring houses (your hosts live down the hill and out of sight too); just a wide-open grassy yard surrounded by woods and trails down to the serene eight-acre private pond.
Through the woods at the back of the house, follow the short trail down to the water's edge. Our guesthouse is a go-to getaway for peace and quiet. For visiting nearby family and friends. And for Winnsboro's famed antiquing and shopping, wining and dining, and connecting to our town's diverse arts offerings. The guesthouse is just 3 miles south of Hwy 11, then a fast 7-mile drive through beautiful hills, farmland and pines to the cozy arts hamlet of Winnsboro, founded as Crossroads in 1854.
Whether traveling via auto or RV, bicycle or motorcycle - getting around Winnsboro is a joy ride along country roads and highways that hug rolling hills and reveal lots of seasonal color, lakes, pines - all the beauty Northeast Texas is known for. You'll find ample free parking at the Guesthouse, whether you choose to park in the side yard, the small parking spot in front of the house, or the driveway adjacent to the carport.
