As warm & charming as it appears in the photos. Feels safe & secluded though it is a couple of blocks from the town square. A nice home base to meander the galleries, cafes & shoppes in town or explore the areas' mountains & rivers. Think French farmhouse decor, but comfy.

Perfect place to stay for a couples spa weekend! We usually stay at the Country Inn but thought we’d give this place a try. It didn’t disappoint with an attentive host keen on every detail, all within an easy 5min walking distance to the state park. Jacuzzi tub was a nice perk the hotel doesn’t offer, plus all the lovely snacks that were included. Thank you!

comfy, convenient. the iron tray attached to chair outside bathroom a tripping hazard. both of us ran into it. problem with lights because circuit breaker had tripped, then didn't have correct phone number in after checkin info. missed the part about stripping beds and taking out garbage. feel that for $230 night, including extra add on payments, i wouldn't expect to do my own maintenance like that. That should be included in "cleaning fee." have stayed in a lot of B & Bs and never encountered that expectation before.

What a great place to stay when visiting Berkeley Springs! Everything in town is easily walkable from here. And the bonus is that it's set-up with just the right amount of amenities to feel at home when you're not out and about. Super-simple and warm, welcoming space, with what you really need. Nice to have such a great kitchen, too. Yvonne and James included some snacks and other treats upon arrival, too. Very private space, and easy to find and park. This was a fantastic last-minute find for a short weekend get-away to the town and nearby Cacapon Resort State Park. Very happy with this stay!
