We welcome you to stay in our self contained studio, positioned on the ground floor of our home. If you’re concerned with noise, this perhaps isn’t the place for you as our living room is directly above the studio. We have a young family & 2 dogs who can be noisy at times. Generally from 8pm to 7am it’s quiet. The 1x bedroom studio features kitchen, bathroom, living space with aircon, an outdoor courtyard & roadside parking. It has its own private access, seperate from the main house entrance.

Our place is in a quiet cul de sac with easy parking, we are close to the beach & Bayfair Mall. You have the entire downstairs area, which includes large bedroom, large lounge with sofa bed & TV (Netflix), fabulous bathroom with free standing bath & newly renovated kitchenette/laundry. The place is perfect for couples, families (with kids), solo adventurers & business travellers. Space also benefits from a lovely north facing garden & deck area with BBQ all perfect for alfresco dinning.

Absolute beach front location on the dunes of stunning Mount Maunganui beach. This spacious luxe guest suite is ideal for a couple wanting a beach break at the Mount. Bedroom is separate from the living area and has a modern ensuite. The suite is located at street level without beach views , however, a short walk up the steps from your separate patio entrance takes you to the incredibly beautiful Mount beach. Our newly refurbished self-contained guest suite has everything you need for a comfortable, relaxing break. The newly built deck is a perfect spot to enjoy your morning coffee in the sun! When our adult children flew the nest, we were left rattling around in a big house! We decided to convert the space for guests ....and "The Hylton" was born!

Recently refurbished with modern decor, fresh new linens, and kitchen ware. glorious water views, changing with the tides. The bird life is amazing always something new to watch. Very close to CBD 3.7km, Bus stop 5 mins walk. No electric car charging unless previously arranged with a small charge.
