Enjoy 450 acres of stunning private land, only 2 miles from town. MASK Ranch sits on ¾ of a mile of San Juan River frontage (both sides of the river) with world-class fishing. There are four ponds and vast expanses of Ponderosa forest with ridge-line views of the San Juan Mountains. MASK is located just 2 miles from the center of Pagosa Springs. Access to the hot springs, restaurants, shopping, and Wolf Creek are easy and convenient, but while you’re on the property, it’s nothing but wilderness.
