Free parking is in front of the building. It takes you only 5 minutes on foot to access the waterfront and dive in. There are also various authentic restaurants and a shop within walking distance.

We have recently upgraded the villa to provide our guests with a luxurious experience in a breathtaking setting. The villa offers 2 independent apartments (only 1 available for rent), each with separate entrances, private gardens, and terraces. The shared infinity edge swimming pool completed in 2026 is heated with incredible views of the Bay of Kotor.

Kotor and Perast are only 10 minutes away by car. Boka Heights is a well maintained complex. The residence is ideal for a family holiday or couples retreat.

Welcome to your perfect getaway in Prčanj! Relax with the morning coffee watching the cruise ships go by over Kotor Bay panorama, a perfect start of every day on your vacation! Please note the bldg is situated on a steep hill, which provides most picturesque views, but it also means there’s a bit of an uphill walk/ drive to reach the apt. While the climb is absolutely worth it, it may not be suitable for everyone. Look forward to being your host!
