Great house for a big group - lots of space inside and then the balcony and garden fab sun traps!

Great location for visiting Camber Sands, Rye, Hastings and local vineyards. You can walk straight out of the house to the sea front and the views from the top floor are beautiful. Angela was very helpful via message and happy to offer recommendations of places to visit. Plenty of rooms, bathrooms and facilities across the 3 floors.

A beautiful house with great views. It has a rustic beach charm, well kitted out for large groups. I was disappointed that the pool table had large tears in the felt which truly hampered play, and it was one of the main reasons that we booked. When were there it rained and in two bedrooms and one of the bathrooms the water flooded in, to the point that we couldn't use the bedrooms as the water was running down the walls onto the floor. this meant a very uncomfortable night sleep on sofa beds that weren't very comfortable either. This must be a recurring problem as some of the curtains are severely stained. I was also disappointed by the condition of the sofas that were equally stained with various food debris. when we arrived the property was open the keysafe instructions were not correct. we couldn't lock the property up either as the keysagt seemed to work. The main point of entry which is the patio doors were so hard to move I acttually hurt my back. Great place, requires TLC.

We had an enjoyable stay at the Ark with our friends and Angela went out of her way to replace the BBQ that was broken (she didn't know about the breakage until we told her).
