Brand new luxury guest house situated in an acre of green land, surrounded by trees. Off road parking all covered by cctv. Bare in mind this is an upside down property, so the bedroom is downstairs and living area upstairs. All kitchen appliances, large TV, Double bed, lots of storage space. Ideal for Royal Derby Hospital, Toyota, RR & only 3 miles from city. The property is newly built, being completed in Dec 2022. The bedroom and bathroom are located on ground floor. Upstairs is the open living and kitchen area. All done to a high spec, with functional antiques. It is an upside down property, with living quarters and kitchen upstairs, may not be suitable for young children.

We felt right at home in this beautiful location. The host was very helpful and friendly in their communication - the internet briefly stopped working but we were kept informed of the issue and it was quickly resolved. We would definitely like to stay here again.

Great place to stay for Derby, nice private space with really easy access, travelled on work and was great to have an easy place to go back to at the end of the day - will be staying again when I’m in town
We had a great stay at Satnam’s place. Satnam was very accommodating and very helpful. Would definitely recommend staying here.

Iceland, co-op, petrol station and restaurants all within 5 minute walk
One parking position is provided with each booking. Bus stop right outside the property. If you require a lift to the city or hospital we can accommodate this too at an additional cost :)
