Honestly Ignore any bad reviews. Those people are serious Debbie downers. You are renting a beachside villa for less than most resort Rooms in Sayulita. If you are expecting a Ritz Carlton go somewhere else. If you want a great experience with a private beach this is your place. We had the place to ourselves for 6 days. Regular house keeping daily if you want. Definitely rent a Golfcart to stay here. No need for a car anywhere in sayulita IMO. Town is 5 minutes in the cart or 15 minutes by foot. We went snorkeling in the reefs right outside. Went kayaking, paddling and even swam over to playa muertos right from the house. We will book this place every single time we come to sayulita because in town it is really loud. Be ready to be put to sleep by the sound of waves every single night.

If you’re looking for a reasonably-priced place to sleep many people with an absolutely stunning view, secluded beach, and easy access to snorkeling AND you don’t mind that the inside of the place has quirks / could use an update / has what you need, but isn’t anything fancy (for an ocean-side rental), this is for you. If you care about strong water pressure or doors that shut perfectly or stuff like that, not for you. Benefits: -view is absurd. -you can hear waves crashing on the beach and rocks from 4 / 5 bedrooms -great snorkeling (when water is clear, calm) right off the beach that’s shared with only 5 houses. -Francisco, who manages the place, was incredibly kind and responsive; Erik, the maintenance person was great; personal chef available—a bit pricey, but do it once. Drawbacks: -decent number of stairs to get down to beach (if mobility issues) -walk to town about 15 min up a couple of hills -tiny dogs on gated property grounds (5 houses) nipped at us -bring own beach stuff!

This was our families first stay in Mexico. Francisco was very responsive on all of my questions. We were met at the house upon arrival. The view was beautiful and the sound of the waves were calming as we slept. The location was the perfect combination of secluded and close to beaches, town and restaurants. The one thing we didn’t expect, which we should have, was the bugs/wildlife we encountered. While we could have done without the ants/ June bugs, we enjoyed the visits by crabs, geckos and even a coatimundi that walked by. We were surprised by daily housekeeping services both in and outside. Overall, while the home could use some updating, we truly enjoyed this Mexico retreat.

You pay for the real estate to stay here and I think the safety and responsiveness of the host. The beach is beautiful and private, the area is quiet, and the staff clean regularly which was very nice. The house has a lot of issues though. Francisco was generally responsive to a lot of issues that came up but I think the fact that things kept coming up was the biggest issue. We had electricity problems, our entire fridge turned off at one point and we lost all our food, the AC would occasionally stop working. In the process of fixing the breaker we had exposed wires left for over 24 hours. Our pool got closed one night. The door that was supposed to lock was broken. The security gate was reinforced security and our things were safe.
