This apartment is located on the 8th floor of a luxury residence in the heart of the trendy Saint-Ambroise district, a 10-minute walk from the Marais district and within easy reach of the Saint-Maur, Saint-Ambroise and Richard Lenoir metro stations, which this summer will take you to the main Olympic Games venues in less than 35 minutes. Our apartment has recently been completely refurbished (I'm an architect), it's a very bright and incredibly quiet apartment with a panoramic view of central Paris and the Eiffel Tower from the living room, and of eastern Paris from the bedrooms. It's located in the lively Saint-Ambroise district of the 11th arrondissement, yet the apartment is sheltered from street nuisances, just as quiet on the street side, which opens onto a low-traffic passageway on the 8th floor, as it is on the courtyard side, overlooking the condominium's magnificent wooded garden, where you can enjoy a stroll. The district offers a wide range of quality food shops serving French and international cuisine, around the charming Square Guardette. It's a convenient neighborhood with excellent metro links, with 2 stations nearby, Saint-Maur (line 3) and Saint-Ambroise (line 9); Richard Lenoir station (line 5) is also within easy reach, less than 10 minutes' walk away. The apartment is located on the 8th floor by elevator and comprises a large living room with a practical and comfortable open-plan kitchen. The kitchen is well equipped, with a large fridge with ice maker, combi-steamer, induction hob, percolator... The contemporary design of this beautiful living room mixes furniture specifically designed by the owner-architect with vintage pieces by leading designers. The whole of this side has large windows facing south-west, offering a beautiful panoramic view of Paris, with the Eiffel Tower and Sacré-Coeur on the far right. The sunsets are breathtaking in summer! You can enjoy all this both inside and out from the balcony, which is just right for meals for up to 4 people. The lounge area is equipped with a large TV connected to the widest choice of channels. An office/piano/bedroom area opens onto this view and the living room via a large sliding panel and a blackout curtain (for the bedroom area), giving this part of the home the effect of a large, modular loft. The master bedroom on this side is equipped with a home cinema connected to a wide range of channels (Canal+, OCS, Netflix, Disney+...). The rest of the apartment is more traditionally laid out, with a hallway featuring large closets leading to a small laundry room, a toilet, a bathroom and 3 bedrooms facing east on the garden side, the middle of which is reserved for storing our belongings during your stay. The two bedrooms on this side also feature large windows with unobstructed, unobstructed views of the Ménilmontant and Père Lachaise districts. These 2 rooms are well-equipped with storage space, a desk area and a double 140cm-wide bed. The bedroom at the end of the corridor has a small shower room with WC. These 2 north-facing rooms are not air-conditioned, but are equipped with a fan.
