Whether you are coming to Kent Island for a wedding, visiting USNA or DC, or looking to relax and explore the shore, you will be close to everything here on KI! Thank you! The Kozy Kottage on Kent Island is thoughtfully outfitted for the comfort of our guests with one bedroom sleeping 4 people. (The layout is an open, studio-like, concept with a king bed just off the kitchen and a sleeper sofa in the living room). Bed linens are provided as well as two towels for each guest. This home is located in a residential neighborhood of Stevensville, Maryland. If driving East, you will take the first exit off of the Bay Bridge and drive about 2-3 minutes to reach the home. This is a single story guesthouse with four short steps to the front door. There is a large backyard that is shared with the Main House; however, the guesthouse is completely detached and you will find plenty of privacy during your stay. The appliances, dishes, stocked kitchen, and towels are all available for use. The backyard has plenty of room for a game of frisbee or tag. HOUSE PERKS: --This rental includes a kitchen with a fridge/freezer, sink, stove, oven, microwave, toaster, hand mixer, & coffee maker. Essentials like plates, cups, kids cups/utensils, glass cookware, pots/pans, utensils, & paper towel will be provided for your use. --Along with coffee, a few K-cups, creamer and tea bags are provided. --Cooking spray, olive oil, salt/pepper, and few other spices are provided. --A hair dryer and showering essentials are provided. Bath towels/wash-clothes are available for each guest. There is a hanging rack for clothing and an iron and ironing board for use. --A few board games/books/children's toys are available in the living room area. --Guests can park in one-lane of the driveway--There is enough room for 2 vehicles to park behind each other. Other guests may be renting the main house, so you may see an occasional neighborly guest in the driveway. TECHNOLOGY: --Both TVs in the living room and bedroom are Roku TVs for seamless streaming. --Free WiFi is provided; guests will be able to login to any of their own streaming apps on the smart TVs. --A washer/dryer is available for your use just off the master bedroom area. A few washing pods are also available for use. ADDITIONAL INFO: We value our relationships with our neighbors and also want to be able to provide an in-its-best-shape space possible for our guests, so we have a few booking rules we follow: --AirBnB users who are "verified" and who already have positive reviews from other hosts. --Renters that are above the age of 25. --Renters who are not bringing pets. --A maximum of four guests per reservation. --Renters who are not throwing gatherings/events. (We do have a doorbell camera on the front and side doors of the home, but rest assured these cameras are not actively monitored unless an issue arises.) ***Smoking is NOT allowed inside or around the property. If there is any evidence of smoking occurred inside or within 50 feet of the property (smoke smell, ashes, paraphernalia, etc) there will be an additional $300 cleaning charge and/or loss of security deposit if one was collected.*** ***While we do provide a few toys and books as well as children plates and utensils, the home is by no means baby-proofed. (Furniture is not secured to walls, outlet blockers are not included, cabinets/drawers are not locked, etc.) Guests bringing infants are asked to bring their own pack and play/portable crib, and to please keep an eye on your own children for safety.*** CHECK-IN INFO: --Guests who book will receive detailed check-in instructions and a unique key code for entry on the morning of their scheduled arrival. All of this will be communicated through AirBnB messenger. --Check-in is between 4 and 10 p.m.; guests must check out by 10 a.m. so that we can clean/prepare for our next renters before they arrive. (Note: We will try to accommodate early arrival/late check out requests, but often times, the cleaning crew requires the full time between guests if we have back-to-back bookings.) --Our cancellation policy is moderate.
