Enjoy the spacious and lovely secluded tropical garden where you can relax in a peaceful setting and view Mt. Tam. The 2-person rocking bench is an intimate way to enjoy a glass of wine while viewing the Bay through the swaying palms. *This cozy studio has 1 Queen Bed, a sofa & a small table with 2 chairs for eating or to set your computer. The TV is over the bed and viewed from the sofa. *TV has all the streaming services, (guests must use their own accounts...Username/Password... to access any of the streaming channels). Regular cable or network channels NOT available. *The KITCHENETTE has a sink, mini-fridge, a 2 gas-burner mini-stove, a microwave, drip coffee maker, blender, toaster, utensils, plates, cups, glasses, pans and more. **PLEASE NOTE**: There is NO Oven or full-size Refrigerator. No BBQ's, Grills or Fire Pits allowed at the property. *The Bathroom has a toilet, sink and glass enclosed shower. Towels, body soap, shampoo & conditioner provided. Please note that the bathroom is on the smaller size. *It's STREET PARKING only for this unit (normally plenty of available spaces close to the property). Once inside, there’s a pink door for a quick entrance to the Casita. There’s also a very spacious secluded garden area with several varieties of tropical & native plants and trees. One area of the garden has seating for 2 with a view of Mt. Tam. The other part has a swinging bench surrounded by various gorgeous and fragrant fruit trees. PLEASE NOTE THE FOLLOWING- **IMPORTANT** *Due to the modest size of this unit, there is a Maximum Occupancy of TWO (2) guests and only children 12 yrs of age and over are allowed, (age restriction includes infants an toddlers). No Exceptions, please. *If you submit a Reservation Request for this unit, please include the NAME & RELATIONSHIP , (spouse, family, friend, co-worker, etc), if there is another guest joining you. *Casita Calibri is located at street level, so there are no stairs coming to the unit. There are just a couple of steps outside if you want to access all of the secluded garden. There is NO BEACH OR BAY ACCESS FROM THIS UNIT. However, McNear’s Beach is only 2 miles away, (about 5 min driving), where you’ll find beaches, parkland, volleyball & tennis courts and a swimming pool). *Since the Unit is in close proximity to neighbors and located on the property very near to the owner’s main home, we ask that guests please be aware of the noise level at all times, especially if outside. Nothing that can disturb neighbor’s is allowed. *NO VISITORS are allowed without prior written consent by the owner. Only those guests identified at the time of booking may be at the property. (There are cameras on the entrance of the property and walkways coming in from the street, no cameras inside the unit). ***THIS IS A NON-SMOKING PROPERTY*** Smoking or vaping NOT ALLOWED ANYWHERE, including inside the premises, the walkways, garden, or parking area. *While we want everyone to enjoy themselves, excessive drinking, loud noise/music or anything causing disturbance to neighbors or other guests, are not permitted. If guests are in violation of this property rule, they may be required to leave the premises, Airbnb will be notified and no refunds will be given. Should any situation become unruly or out of control, the police will be called to remove all guests from the property. If you are looking for a “PARTY HOUSE", unfortunately this property will not suit your needs. While we certainly encourage our guests to enjoy their stay...we must also insist that no one in the area is disturbed by excessive or loud noise, partying, drinking or any type of behavior that would prevent neighbors from a peaceful enjoyment of their homes. NO EVENTS, GATHERINGS or FILMING/FILM CREWS ALLOWED. **NO PETS ** If you have an ESA or Service Animal, please indicate with a message, at the time of booking, if you require your service animal due to a disability and what work or task the service animal is trained to perform. Please note that the ESA or Service Animal must be with you at all times during your visit, (they cannot be left unattended or out of your control). Additionally, your ESA or Service Animal cannot cause any disturbance or harm to anyone. Because animals produce dander, hair, and the occasional accident, we may impose additional Cleaning Fees, only if needed, after your check-out and once the housekeeper has entered to clean and prepare the unit. Additional fees will only be charged if there is damage or excessive cleaning required and we will document this with photos and details to Airbnb. ***NO BBQ's, GRILLS, FIRE PITS, etc. No outside Fires allowed at any time.*** Other things to note ** ENTIRE PROPERTY, INSIDE & OUTSIDE, IS NON-SMOKING.
