Make memories at this stylish townhome by Lake Travis. Relax poolside, walk to Lakeway City Park to enjoy hiking, pickleball or a swim in the Lake. Take a short drive to Lakeway Marina where you can rent boats or jet skis, then return to have a drink on the patio, play games, read, or watch TV. Spend the day in downtown Austin-only 35 minutes away! This unique 3 bdr/2 bath townhome has everything you need to connect with loved ones, in a quieter setting. As you step into the home, you'll be greeted by a spacious living room with high ceilings, a fireplace (open Nov-Mar), a modular couch that can be turned into twin beds, a TV with all of your favorite streaming options, and a "fun corner" complete with a bar cart, books, and games. The very Austin-themed dining room has a unique farmhouse table that can fit 6 comfortably, with beautiful skylights above to brighten the room. Just off of the dining room is a fully stocked kitchen with both Keurig and drip coffee makers (K-cups, ground coffee, powdered creamer and sweeteners in the pantry), filtered water in the fridge, a blender, toaster, pots/pans and all of the basics you'd need for a home-cooked meal. There is also a breakfast nook for overflow seating. The community includes a refreshing pool that is steps away from the home, for those hot Texas summers. After swimming, come back to relax on the private patio with a cool drink. Sleeping/Bath Arrangements: -Bedroom 1: Twin over queen bunk bed (Sleeps 3). Note: The weight limit on the top bunk is 150lbs. -Bedroom 2: Queen bed. (Sleeps 2) Both rooms have Roku TVs with all streaming services available for your login, and a shared bathroom in the hallway with a bathtub/shower and hair dryer. -Bedroom 3: Primary suite with king bed and en suite bathroom with shower and hair dryer. (Sleeps 2) This room also has a Roku TV, a desk/chair, and a pack n' play in the closet in the bathroom. -There is an additional twin mattress in the closet in Bedroom 2, that can be used in whichever room is desired. There is extra bedding and pillows in each bedroom's closet. There are plenty of extra towels in the hallway open shelving, plus a couple of extra blankets. *All beds have a plastic covering in case of accidents* Living Room: (Sleeps 2) Take the backings off of the modular couch to create 2 twin beds. Extra twin bedding provided in the bunk room closet. Pets: Pets are allowed for a fee. There are food/water bowls, doggie bags and treats in the bottom of the pantry. Dogs must be on leashes in the common areas and PLEASE clean up after them. Preferably large dogs stay off of the furniture (please and thank you). Check out my guidebook for local info/things to do! Home truths: 1. The lake level is very low right now, so swimming from city park may not be an option until we get more rain. 2. There is no boat dock, nor are boats/jets skis or campers allowed to park on property. Check w/ the local marinas who may have these options for you. Or better yet, rent a boat/jet skis/equipment from them. 3. This is a residential neighborhood. Quiet hours are 9pm weekdays and 10pm weekends. No parties! 4. Please do not flush anything other than toilet paper in the toilets! No feminine products...or certainly anything else. 5. I LOVE dogs, I have a very large one, who is not allowed on furniture or beds. If you have a large dog, please try to keep them off of the couches and beds. Thanks! 6. If you leave the AC on low for long durations, it will freeze and have the opposite effect that you want. Please conserve energy, turn the temp up or AC off when you leave. It will cool down quickly upon return. 7. No glass containers at the pool. 8. No fires April through October. The chimney flue is closed to keep the air conditioning inside.
