New for Spring 2023, Little Conifer is a luxury 1 bedroom single storey holiday home in West Runton, on North Norfolk's beautiful coast. With private parking and just two minutes walk to the beach, the property is a self contained, completely private annexe of the owners house. Recently completed and accommodating up to two guests and a pet this is a perfect holiday home for singles, couples and their dog and provides a relaxing and comfortable home away from home experience all year round. With it's own private, separate entrance to the side of the owners property, the front door opens into a large, open plan living room and kitchen with a wall of glass sliding windows opening onto a private patio area. Finished in a modern, contemporary style, and with a tiled floor, the sitting area is furnished with a large sofa, an armchair and colourful cushions to provide a cosy and comfortable place to watch TV, read or just relax during your stay. There is a Smart TV with access to all the usual channels and Netflix. Through the glass doors is a fully enclosed patio area with beautiful willow fencing, a BBQ and outdoor seating for two. To the rear of this spacious living area is a kitchen/diner. An integrated fridge-freezer, single oven/grill and microwave, a two ring induction hob, integrated dishwasher and washing machine provide all mod-cons and we’ve made sure to make your stay as comfortable as possible by supplying lots of cutlery, crockery, glasses, cookware, pots and pans (we operate a “who wants to worry if there are enough clean cups or glasses while you are on holiday” policy!) Pets are also made especially welcome with food bowls, a treat jar and dog towels provided! A wide hallway leads to the generously sized, dual aspect master bedroom with a king-size bed and a dressing area featuring a range of fitted wardrobe space and drawers. All luxury bed linen and hand and bath towels are provided and all our beds are furnished with hypo-allergenic 7.5 tog duvets, micro-fibre pillows and mattress and pillow protectors. Off the bedroom, and with another door back into the hallway, is a en-suite, fully tiled shower room with a large, walk in style rainhead style power- shower, sink and loo. There is additional storage space and a large heated towel rail. To the front of the house there is a designated off road parking space for one-car.

We found the property very easily and easy to get into. The facilities were excellent and well presented. It is convenient for shop/pub/beach, walks. A very nice place to relax in.
Little Conifers is an absolute gem of a place. Brilliant location, near shops, restaurants, pub and the beach. The accommodation is a perfect home from home with everything you could possibly need , plus a very useful and practical welcome folder. The bed was super comfy…just what you need after a day of walking ! Excellent communication with Mark. Lovely to meet the owners who were super helpful…thank you! Already recommended to friends and family.
A great apartment. Everything in it felt quality. Lovely wet room and towels. Shower easy to operate. Very comfy bed and spacious bedroom with plenty of storage space. The kitchen was very user friendly. Not quite warm enough to use the patio but, potentially, a lovely area. The photo of the property doesn't really do it justice. Discovered (not listed in the welcome pack) a Google device that uses Spotify. (A bit confused about one bit in the welcome pack - the bathroom is not accessible from the bedroom.) Walked to Cromer. No access via the cliff path, so had to use the pavement. Bus back to West Runton. Bus to Sheringham, then walked back to West Runton over the pebbles. Spectacular, but tiring! Explored Holt (really helpful tourist information office, great galleries, plenty of coffee shops), Cley-next-the-Sea, Wells-next-the-Sea. Circular walk to Blakeney from Cley. Locally, we found the Thai restaurant (a walk to the top of the road) and pub really good. Would we return? Yes!

Little Conifer was definitely a home away from home. We thoroughly enjoyed our stay - a great choice for a long weekend. The location was perfect, with the sea only a short walk away and a village pub close by. Communication with Mark was excellent throughout and we were fortunate enough to meet the homeowners, who were lovely and helpful. Would definitely return!

West Runton was recently named as one of the top ten coastal villages in the Sunday Times property section and provides an ideal base to visit all the beautiful coastal villages of North Norfolk.
Boasting a wonderful, sandy beach and with a range of great amenities within two minutes walk of the property, including a great village pub, a small supermarket, a fabulous tea room and a Thai Takeaway, this really is an ideal place to just relax and unwind.
Just down the road Sheringham boasts the wonderful Poppy Line Steam Railway, an annual Carnival week in August and numerous street markets and events throughout the year. In the other direction Cromer has a wonderful pier with entertainment and shows throughout the year and numerous shopping and eating out choices.
Little Conifer has one off-road parking space and you can really just turn up and never drive again for the duration of your holiday. It's just a two minute walk to the local shops, cafes and the beach. A train station connects West Runton with Norwich where there are trains to London and both the Midlands and the North West. A Coastal Hopper bus service runs from Cromer to Kings Lynn, stopping at wonderful seaside villages along the way.

Hi there! We are Mark and Micky. We have been travelling to the beautiful North Norfolk coast on holiday for about the past 15 years and about eight years ago we decided to buy a holiday cottage here and that cottage is Kit's Beck. For a while this was our weekend retreat - a wonderful escape from our busy careers in London. About three years ago we decided to move here permanently and Kit's Beck became a full-time holiday cottage. Since then we've taken on a number of other properties. We live in gorgeous Sheringham with our lovely dog, Malcolm the Labradoodle, and alongside eating out and walking on the wonderful beaches we love rummaging around car boot sales and the local antique fairs and finding the occasional bargain. We are also very involved in the local community. Mark is a volunteer at the fabulous Sheringham Little Theatre and we both are heavily involved in the Sheringham Carnival Committee. We pride ourselves on giving our guests a true home from home experience. - clean and comfortable with everything you might need to make your break a happy one, so lots of mugs, plates, glasses, cutlery etc 'cos, let's face it, you don't want to be washing up every time you want another cuppa do you? We want you to relax, enjoy and just have a great time. Hopefully, like us, you will fall in love with this very special part of the world.
