A 15th century Grade II-listed cottage nestled in the pretty village of Rotherfield in the Sussex High Weald and an Area of Outstanding Natural Beauty (AONB). Extending almost 1,900 sq ft internally, the house is opposite a picturesque church, close to two lovely historic pubs, and a train station with direct trains into London. A courtyard garden including paved and lawn areas is a real suntrap in the afternoon and perfect for eating outdoors in the summer. Accessed via the gate into the garden, a brick path leads to the front door. This opens into the rustic kitchen with terracotta tiles and cream cabinetry. Adjacent is an open-plan dining and living room. This room has distinguishing original beams and three windows frame views of the garden. A wood burner is set in an exposed brick chimney with a solid wooden lintel above. Upstairs on the first floor are three double bedrooms and a smaller single with a set of bunk beds. All rooms are linked by a generous hallway with a large family bathroom with a bathtub and old fashioned shower fitting. Throughout the house, distinctive exposed beams decorate high ceilings. To the side of the house is a West-facing courtyard garden with daffodils, primroses and bluebells in the borders and a beautiful wisteria climbing the façade of the house, alongside a vine which grows over the doorway. This is an historic property which we take pride in keeping ship-shape and well appointed. If you like the smell of bleach and sparkling surfaces, this might not be the place for you. Expect a clean and charming cottage and don't be surprised by the occasional cobweb!

Gorgeous and comfortable home in a beautiful little place. Loved the large pretty bedrooms and garden. We were lucky enough to have some sunshine and drinks outside. The TV was huge and great for our movie and drinks night in. The home has lots of character and is super cosy. We went to the pentiles and the gin experience steam train just a short taxi ride away plus Zorbas Turkish restaurant. The Catts inn was nice too. Everything was fabulous! Thanks for a great stay.
A perfect base for exploring the Sussex and Kent countryside and coastline in a deeply rural setting with easy access to London. Situated on the edge of the 6,500-acre Ashdown Forest and in the High Weald Area of Outstanding Natural Beauty (AONB), Rotherfield is home to two brilliant pubs, including The Kings Arms – a Grade II-listed 17th-century coaching inn – with good food and a cosy atmosphere, complete with an open fire.
The spa town of Royal Tunbridge Wells is a 20-minute drive north along the A26, offering a wide range of restaurants, theatres, coffee shops and supermarkets. Of particular note are The Pantiles, a Georgian shopping promenade of independent cafes and restaurants. There is also an excellent range of pubs in the town, including the Sussex Arms and Ragged Trousers.
Nearby, Sissinghurst Castle Garden is a fantastic place to visit all year round, a well-renowned garden designed by Vita Sackville-West and Harold Nicholson in the early 1930s.
The nearest swimming beach, a favourite of ours, is Seaford, a 45-minute drive from the cottage. Mayfield is also close and has a striking medieval high street with more pubs, coffee shops and views.
The A26 provides access to the town of Lewes 17 miles south, with an historic castle and many independent shops. Lewes is in the South Downs National Park. The Downs provide wonderful walks to picturesque villages including Wilmington, Alfriston and Firle. Charleston Farmhouse - base for the Bloomsbury group of artists and intellectuals - is nearby, as are Middle Farm (local produce and farm petting zoo) and Drusillas (zoological park and adventure playground). Brighton, a 15 minute drive west from Lewes along the A27, is a vibrant city famous for its pier and shopping lanes. Glyndebourne Opera House sits between the villages of Ringmer and Glynde and is a 30 minute drive south-west from the cottage.
Crowborough railway station, a four-minute drive from the house, located at the bottom of Crowborough Hill, provides a direct link to London Bridge with a journey time of around one hour.
There is free on-road parking outside the cottage and throughout the village. You may not be able to park right outside every time, but will always find a place nearby. Public transport into and out of the village is limited. A car is strongly recommended given the rural location. If you don't have a car, the house is 4 minutes from Crowborough train station or 20 minutes from Tunbridge Wells train station by taxi. There is a useful shop and post office, a hairdresser, a playground and a pharmacy in the village, and plenty of lovely local walks.
