Upstairs, you'll find three bedrooms and two bathrooms. The backyard is not fenced, as it drops off into a gully, but there is a wood deck off of the kitchen that overlooks the gully. There is plenty of room in the garage for bikes and to park a vehicle if desired!

Easy access to town and trails. Clean. Great communication from host.
Casey was super responsive and helpful with little odds and ends. For example: I could figure out the lock (my phones fault) and she helped me work through it.
The place itself has a few dings and scratches, and it isn’t located in the most desirable neighborhood, but our stay was quiet. The place was clean and the price was reasonable enough.
Great location in terms of accessing bike trails but the place is a bit rundown looking. When we arrived a towel rod in the bathroom was broken and laying on the sink, another was coming off the wall, there were paint (I think) splotches on the upstairs floor, and the blinds on the slider were broken. Also, the key code for the front door was gone so we had to download and use an app which didn’t function well due to the poor WiFi signal (note, don’t try to hold a web meeting, insufficient connectivity). In addition the clothes dryer is barely functional, took several hours to dry a load. I didn’t realize it was a duplex and the walls are paper thin so we heard a lot of the going’s on next door.

This is very close to downtown Bentonville, mere steps from Slaughter Pen and about a 10-minute pedal from Coler MTB Preserve. It's about a 5-minute pedal to the top of All American. Phenomenal location! It is away from any major roads and sits in a neighborhood with single entrance/exit so no through traffic. There is a Walmart Neighborhood Market a few blocks away. Bentonville Town Square is about a 30 minute walk or 5 minute pedal. We are very close to everything!
This is a very walkable location. You can also bike anywhere. Parking is available in the driveway and/or on the street, but please be mindful of not blocking other cars in or out of the other unit.
You won't need a car to get to Slaughter Pen or Coler. Even the Back40, Little Sugar, and Handcut Hollow are easily bikable from here.
