The Linhay provides luxury accommodation for 16 people in the picturesque Exmoor National Park. Set on a working farm with views of the valleys and rolling hills of Exmoor. This is the perfect property for large groups of family and friends who are looking to escape to the countryside and nearby coastline. MAIN LIVING AREAS The modern open-plan accommodation is set over a split level. Linked by the vaulted timber roof it is a truly unique space to unwind and relax in. The heart of the home is often said to be the kitchen and you will not be disappointed. The fully equipped kitchen with a modern AGA style oven with induction hob is perfect for preparing a feast for the whole family, which you can enjoy at the 15ft oak dining table. Hand-crafted on-site from a single oak plank sourced from a wind-felled tree on a local estate. On the upper level, you can relax and enjoy the tranquillity of your surroundings on one of the sofas. Or after a long day exploring the local countryside and beaches head to the bar area and catch up with friends and family over a cocktail or fine glass of wine chilled in the wine fridge. Heading down the sculptural spiral staircase brings you to a central hall with access out to the front and rear gardens. EXTERNAL AREAS The Linhay is set within its own gardens. The front lawn is flat and open and ideal for having a kick around or setting up a badminton net. The rear garden is more secluded, set over several levels with a hidden garden at the top surrounded by trees. The built-in seating area and BBQ make this the ideal space to enjoy those warm summer days and when the sun goes down light up the fire pit and look up at the stars which shine particularly bright due to Exmoor’s status as an International Dark Sky Reserve. BEDROOMS. The Linhay provides 8 double bedrooms all with on-suite bathrooms dressing tables and large wardrobes. BEDROOM 1 - First-floor bedroom with high vaulted ceilings and king-size bed. - Let the stress of the rat race slip away in the deep egg bath set within the curved bathroom that takes its form from the old corn silo. BEDROOM 2 - First-floor bedroom with high vaulted ceilings and king-size bed. - Natural stone-clad walk-in wet room with rain shower. BEDROOM 3 - First-floor bedroom with high vaulted ceilings. The bed is made up as a double king but can be changed to two singles on prior request. - Natural stone-clad walk-in wet room with rain shower. BEDROOM 4 - Ground floor bedroom accessed from the central hall with a king-sized bed. - Natural stone-clad walk-in wet room with rain shower. BEDROOM 5 - Ground floor bedroom accessed from the central hall with a king-sized bed. - Natural stone-clad bathroom. BEDROOM 6 - Ground floor bedroom opens to the rear garden and is accessed from the covered walkway. The bed is made up as two singles but can be changed to a super-king-sized bed on prior request. - Natural stone-clad bathroom. Difficult to summarise, everything was above and beyond our expectations, a very comfortable, well thought out home from home. It was the little touches that really made a difference throughout the property, like an excellent outside table, fire pit, sculpture, badminton net, number of drinks/food fridges, rugs, well stocked implements in the kitchen, comfortable bedrooms and bathrooms (best hotel standards) and on and on. Plus should you need it a large screen TV for the Tyson vs Usyk fight and an excellent WiFi and sound system. Finally the owner's father Allen is friendly, communicative and helpful and lives close by should you have any issues. In total a beautiful conversion, superb location and excellent experience and can't recommend highly enough. Many thanks Alex and family for your creation.
The house is beyond amazing & even better than the photos, it has everything you could possibly need!! We were very lucky with the weather & there are lots of lawn games ect. We used Alex’ recommendation of a private chef which everyone loved! Wouldn’t hesitate to book again for a large group!
Beautiful house, fabulous views . Homely and very clean . Bedrooms were like hotel and good quality toiletries.
I can't recommend this house enough. I had the best 30th celebrations with a group of 15 friends (there's space for 1 more) and everyone was so impressed with it. We cooked elaborate breakfasts and dinners in the kitchen every day and loved eating together at the long table. Every corner of the space is beautifully decorated, beds are cosy, wonderful bar area and it's amazing that each room has an ensuite. We did a lovely local walk circuit from the front door, there's a shop just 15 mins away and we also made a trip to Woolacombe beach in around 40 mins. But mainly, we just spent time enjoying the house. Alex's Dad was there to welcome us, make suggestions and we saw him a few times throughout the 3 days. If we ever do a large gathering again, we'll be back.
Spectacular coastal views, deep wooded valleys, high sea cliffs and fast flowing streams all combine to form a rich and distinct mosaic that is Exmoor.

Surfing – The North Devon coastline provides the perfect conditions for surfers of all levels with surf schools on Saunton, Croyde and Woolacombe beeches.
Road Cycling – Rolling hills, steep climbs and dramatic views are perfect to explore by bicycle.
Mountain Biking - Explore, unwind and enjoy the many bike trails that the area has to offer, such as The Tarka Trail or the rolling trails of Exmoor.
Coasteering - Cliff jumping, diving & exploring sea caves. The dramatic North Devon coastline provides the backdrop to many an adventure.
Walking & Hiking - From short strolls from the front door, to long hikes, with a vast variety of paths and places to explore, the Exmoor National Park and nearby coastal paths have a lot to offer.
Fishing - From catching trout by the streams, to sea bass fishing on the coast, there is an abundance of fishing locations to choose from.

South Molton – A small market town 6 miles away with vibrant market days on a Thursday and Saturday.
Lynmouth - Where a wooded valley meets the sea. Enjoy fresh fish and chips on the quay, ride the unique Victorian water-powered cliff railway or walk up the wooded valley to the waterfalls at Watersmeet.
Sandy Beaches – Saunton Sands, Croyde, Putsborough, Woolacombe.
Landacre Bridge – Grade II listed building and a Scheduled Ancient Monument with five arches the perfect spot for dipping your toes into the river exe or head up stream for deeper natural swimming spots.
Valley of the rocks – A fascinating U-Shaped Valley parallel to the sea, with high cliff drops and daredevil goats.
