Historic villa located away from the bar/beach revelry but only a 6 min level walk to shopping, town square & beach. Included: private rooftop terrace, 2 king bedrooms w/ensuite bathrooms, full kitchen with 6 burner stove, 2 extra wide sofas in living room that can become king beds, and huge gardens with pool (fabulous ocean and town view) at the top of the hill behind the Villa. Follow our private jungle path up (many steps). Fibre-optic wifi (backed up w/Starlink) in Villa/gardens Quality and attention to detail and comfort is what we are proud of. Everything you might need is available in the kitchen, the king beds are of high quality as are the linens. The suite is full of thoughtful touches and pleasing decor with original fine art and folk art. There is plenty of space to relax and entertain. Comfortable places are provided to read or dine or work on something. This suite has two large sofas which can become king beds when needed. The suite has a project/work space for messier things. Pack a picnic and relax in the Buena Vista Gardens on the hilltop behind the Villa where you will find shady workspaces with outlets and fibre optic wifi and plenty of photo-friendly viewpoints . OUR POOL is larger than most and has nice ocean, town and mountain views. Quiet at night. The villa and our own home are POWERED BY 60 SOLAR PANELS feeding the grid

Max and Janet were amazing hosts and the place in just perfect. If the appartement itself doesn’t convince you somehow, the view of the garden and the general estate is beyond incredible. Will 100% come back one day!
Max and Janet’s Villa iguana verde is such a gem. I love the pool and the scenery of the lush garden and views on the way to the pool. It’s very relaxing and private. Janet and Max are always there to help. And Stephanie is the best person that has helped me through my trip and stay in the villa. I love this villa, and will definitely return here again! If it’s available since it is in a great location and the amenities are amazing if you can book it, DONT HESITATE!!
Great spot I would recommend to anyone staying in Sayulita. The rooftop garden and pool were a highlight. Great place to lounge when you don't want to go to the beach. It's close enough to everything but just far enough so you're not right in the chaos. The place was very clean and the housekeeper was very friendly.
The penthouse was great for a week away with our family! It was clean and quiet. The rooms were huge and the grounds of the property were beautiful and lush. Max and Janet were very gracious and responsive and deeply knowledgeable hosts, always ready to answer any questions.
We had a wonderful time! Would love to go back and take family and friends to share this unique gem!

We are located in a quiet Mexican neighborhood about half a kilometer (500 yds) from the town square and several of the local beaches. We are well away from the noisy bars and restaurants but near enough to be in the middle of the action after a few minutes of walking on a level cobbled street. There are convenience stores, restaurants, coffee shops, drug stores just a short distance away
Sayulita is easy to walk across from end to end. Some people rent golf cars (we can help) to get up some of the hills or to go to locations further out of town. Regular buses go to Puerto Vallarta or up the coast and inland to Guadalajara. Lots of taxis are available.

We are former long time B&B owners from Victoria, BC, Canada. Janet is an artist and created most of the look and feel of the Villa, designed the gardens and painted many of the works in the apartments. Max has been self-employed most of his life and loves working with exotic wood, photography, cinematography, . Our housekeeper Stephanie makes sure things are nice and clean, your sheets are ironed and your dishes are done. She speaks English too.
