An amazing location, very remote and private offering relaxed holiday space. Being 17th century, the walls are thick and the inside rooms quite dark but the aircon in the bedrooms really helps in the mid summer heat. Outside pool is lovely feature and captures amazing sunsets over the Tuscan valley below Cortona. Walk up to Cortona is indeed around 20-25 minutes but is VERY dark on the way back, you need a torchlight. Access road to the villa is not easy to locate first time and is single track, go slowly. Home sleeps 10 adults but the kitchen is too small for more than a few to be preparing food at any one time. Property has outside BBQ and pizza oven too near the kitchen entrance but we did not use them on this trip.

The villa is beautiful and the pool and view are fantastic! We really enjoyed the outdoor dining area and relaxing in the pool. AC in the bedrooms was great. It is a further walk to Cortona that described - more like 20 minutes at a quick pace up a big hill and not appropriate for anyone with walking issues. Flashlights are required for walking home!!! The bathrooms are big and very nice, most of the beds are OK but one was very uncomfortable. We thought the "annex" was included in our rental but it was not so we lost privacy and a bathroom among 4 couples. Make sure to clarify that. The acres of olive trees described are not really "usable" to guests so don't count on that, but the grounds right around the villa are VERY well kept and nice, plenty of room. We were all adults but I could see the home working well for families with kids old enough to respect the pool and an electric fence meant to keep wildlife off the grounds. Not a good house for toddlers or very young children. The kitchen is a bit small if you plan on cooking dinner every night but worked well for breakfasts and lunch. The villa is very difficult to find down a tiny dirt road so I recommend having the host meet you at the church on arrival instead of trying to find it yourself. Cortona is a charming town and overall the villa was very nice. The views from the pool were just as pictured!!!
