Relax in a comfy 18th century former watermill - grindstone in kitchen floor, thick stone walls, oak beams, deep slate ledges, high ceilings. A wood-burner + electric heating make it cosy all year. Your own large fenced garden with furniture & bbq - its lawn was the millpond. A roofed wooden verandah for stargazing, no light pollution! Cottage access up an old stone stairway. Stream, valley + orchard views. Green lane walks Powered by electricity from our own Water Turbine! Sleeps 4. Open-plan from kitchen to comfy sitting room, where a cast-iron wood-burner + relaxing sofa and armchairs make for cosy evenings, if you're not in your garden or by the stream on the shared lawns. A light & airy modern kitchen with an original grindstone in the floor and deep slate window sills. Plenty of cupboards and storage in a well-equipped kitchen designed for holidays with an electric 'Aga Style' Everhot range cooker, microwave, kettle, toaster, fridge with freezer box and own washing machine. Upstairs, a spacious double bedroom with fitted wardrobes, mahogany chest of drawers, and vintage nursing chair in the corner. The large twin bedroom has a fitted wardrobe, oak chest of drawers and further cupboard plus sunny views up over the hill. Each bedroom offers plenty of space for a cot or zed bed if needed. Just ask when booking. A shared good-sized white-tiled modern bathroom (bath with shower over) and a small seating area on the landing. Enjoy alfresco meals - a bbq, recliners + cafe table and chairs in the sunken lawn of the fully-fenced garden, formerly the mill pond, giving you views down the wooded leat and up over the fields. In spring, it's full of snowdrops, bluebells and pink campions. A small grindstone is filled with scented marjoram. You're welcome to enjoy the shared streamside lawns where there's further seating and a firepit. We're at the end of a typical Devon lane so there's no through traffic. Lovely walks on green lanes round our secret coastal valley. Slapton and Strete are the closest villages, each with good pub and dining. Dartmouth is 20 minutes away. It's a 10 minute drive to the beach at Slapton Sands with lots of other beaches nearby and 40 minutes from Dartmoor. We're pet friendly.
The cottage was very well equipped , clear and concise instructions in the book provided , very peaceful, some people would admittedly be phased by the access to the property, but because my husband comes from that area we were familiar with the local lanes . Thank you for the biscuits / fudge 😊
Amazing trip away from the hustle and bustle. Now feels strange being back in and around the city! Don’t let the route in worry you, just follow the written directions provided.
Beautiful spot. Very out of the way! We had a super stay, despite a very wet weekend. Going to sleep with sound of water was lovely. Cosy beds, log fire, well stocked kitchen, clean and excellent, easy hosts.
Stunning countryside location and incredibly peaceful. Our cottage had undergone a little spruce up which is was a pleasant surprise when we arrived with an updated kitchen and a few tweaks here and there which was really nice. Good to have our own garden but also great to be able to share the grounds with the amazing stream which our dogs loved. We’d love to go back again as would our dogs!
Nestled in the heart of the South Hams Area of Outstanding Natural Beauty (AONB), with truly breath-taking countryside and coastline. 10 min drive to the beach. Explore pretty chocolate-box villages with quirky pubs and great local food.
The spectacular South West Coast Path runs nearby, and great walks from your cottage door on green lanes. Stroll round Slapton Ley, the largest freshwater lake in south west England, it's a National Nature Reserve (NNR) and Site of Special Scientific Interest (SSSI). Our stream, the Gara Brook, feeds it,

Or visit Dartmouth, Kingsbridge, Salcombe or Totnes - all within a 30 min drive - and explore old streets, waterfronts, ferries, castles, cafes and markets. For moorland wilderness, Dartmoor is c.45 mins by car.
You will need a car or good walking boots to stay with us. Wellies are great for dewy mornings, for exploring, and for stream walking.
We offer free electric car charging for guests from the PodPoint (which is a J1772 or type 1 connection) run by our Water Turbine, which uses the old mill leat to generate electricity. Barleycorn Cottage runs on self-generated power and has an electric 'Aga' style oven.

We - Gill & Iain - live on site in the former mill house, and own the three surrounding Watermill Cottages, tastefully converted from the workers' cottages, granaries, former mill building and barns. We have Muscovy ducks and hens, and at times lambs and sheep. We grow our own veg & offer any surplus to our guests. There's been a watermill here since medieval times though this one was built in 1754. We invite you to share the soothing natural energy of our unique and beautiful valley, to relax and revitalise in the heart of mother nature, away from traffic and the white noise of TVs and mobiles for a stress-free rural retreat. To experience holidays like they really used to be - away from it all - in a typical steep-sided Devon valley that's virtually untouched by the modern world.
