A beautiful 17th century Grade II listed Manor House in a stunning rural setting, yet conveniently located just a 5 minute drive from the charming town of Tenterden, with its array of independent shops, and Waitrose supermarket. We also welcome groups of friends/responsible adults over the age of 30 wanting to relax, dine and enjoy all the facilities the house has to offer, as well as the nearby attractions at their disposal. The house has 6 generously sized double bedrooms with air conditioning, sleeping 15 guests in total (12 in doubles, plus 3 in additional single beds). The two primary bedroom suites feature king size beds and en-suite shower rooms. The larger of these two master bedrooms also has vaulted ceilings, with an 'in bedroom' roll-top bath, and separate dressing room. The four remaining bedrooms have standard sized double beds, and benefit from two family bathrooms. One of these double bedrooms also has an additional single bed on a higher balconied mezzanine level, accessed by ladder through a safety gate. This extra mezzanine sleeping area is the perfect retreat for young adults & teenagers, but not suitable for younger children due to its ladder access and elevated height (Sleeps 2+1). Another one of the double bedrooms can sleep an extra two guests (Sleeps 2+1+1) and is comprised of a double bed, with single bunk bed above, and single standalone bed. Please note; the single bunk bed is better suited to children, teens or young adults, but can also be used by adults where numbers necessitate. There is also a large travel cot available on request. A comprehensive welcome hamper is provided on arrival with a range of; chilled & dry 'luxury' essentials, caffeinated & decaffeinated Lavazza Nespresso coffee pods, various Teapig teas, as well as some luxury snacks & treats, and a bottle of chilled Chapel Down sparkling wine. (Sleeps 2) Guest bedroom (Bedroom 4 on floor plan) with double bed, and balconied mezzanine level above with single bed, accessed by ladder. Please note that the mezzanine ladder can be removed and hung out of the reach of children for safety when not in use. The mezzanine sleeping area is strictly for teenagers and adults only. (Sleeps 2 + 1) Large bedroom (Bedroom 2 on floor plan) with grand scale bunk bed consisting of; a double bed at normal height, with a single bunk bed above accessed by stairs. This single top bunk is better suited to teens and children. There is also a single standalone bed. (Sleeps 2 + 1 + 1) Small family bathroom with single basin, toilet, and bath with shower to one end. Large family bathroom with twin basins, toilet, bidet, large bath, and separate shower enclosure. 2nd FLOOR Large eaves bedroom (Bedroom 5 on floor plan) with double bed, built in clothes storage, and desk. OUTSIDE The swimming pool has an electric safety cover and is heated to 30°C from the 1st April to the 31st October. The large pool has a diving board to one side, and is surrounded by sun loungers and outdoor sofas. The pool house features a fully equipped high-tech gym with air conditioning, and benefits from a changing room with shower, basin and toilet. It also has a fridge to keep your drinks cool during the hot summer months. Guests are provided with striped pool towels for use during their stay. There are two outside dining tables for seating 6 and 8 people respectively, plus a feature gas fire pit table with 6 high stools, ideal for cooler days & evenings. There is a modern gas BBQ with utensils and patio gas provided. The hard tennis court is screened from the pool area by a line of pleached trees, and can be used all year round. We will provide house tennis racquets and balls, but the more expert players amongst you might wish to bring their own equipment! The lawn adjacent to the house and pool is set up croquet. The front lawn has two mobile full size goals, perfect for impromptu football matches. The lawn closest to the stable block has an adventure climbing frame for kids, with monkey bars, swings, climbing wall, tower and slide. Beyond the climbing frame, there is a very large round trampoline with newly fitted safety net and ladder. An outdoor table tennis table can be found behind the swimming pool, between the house and the tennis court. The driveway and parking areas to the side of the house and stable blocks provide unlimited parking for multiple cars. IMPORTANT Young children need to be supervised at all times outside, as the natural pond adjacent to the house is unfenced.
