Located in the quiet village of Roydon, within walking distance to the market town of Diss where there are 3 supermarkets, local shops, cafes and restaurants. The property lies midway between the historic market town of Bury St Edmunds, famous for its cathedral, Georgian theatre, museums and markets, and the historic city of Norwich which also has a cathedral and market in addition to a theatre, a wide range of shops, restaurants and bars to enjoy. The coast is only an hours drive. The property is found by driving through double gates into a shared courtyard with the main house. There is a private, secure parking space outside the barn with the main gates being locked overnight. The barn is detached from the main house and has a private entrance which is accessed via two steps. You step into the open plan lounge, kitchenette & dining area. There is a door through to the double bedroom and then into the shower room. The kitchenette has basic cooking utensils, a microwave, fridge, coffee machine, 2 pan induction hob, toaster and kettle. There is no oven but there is a Ninja 15-in 1 which allows multiple ways of cooking including grilling, air frying, pressure cooking and steaming. There is also a 2 pot slow cooker. The patio doors open out to the rear of the property where there is a decked area with chairs and a small table. A gas BBQ and fire pit are available on request. Opposite the guest barn there is a games room with a pool table/ping pong table, dart board, a retro games machine, TV, bar and seating area. Here you will also find a selection of board games and cards for use during your stay. You will have private access to the games room and a key will be provided in your accommodation.

What a great place, my children especially enjoyed the games room which is just opposite the accommodation, hot tub was also a winner for me and my girl.
Beautiful little place, secluded & private but some stunning walks to walk your dog. So clean & tidy & everything has been thought of. We drove to Hopton on sea & followed the coastline which is 45 mins drive from the barn. So much to do within walking & driving distance. 100% would recommend.

We had a truly outstanding stay. Definitely one of the best airbnbs we have ever stayed at. The games room and hot tub really made it stand out as it meant we could enjoy ourselves as well as relaxing in fab accommodation. Tracey has thought of everything to make the stay as wonderful as possible and there were such lovely touches (spa robes to borrow for the hot tub and spa slippers). Tracey is also super friendly and quick to reply too. What more can you ask for?! This is fabulous value for money and I would fully recommend this. The Casa Barnette is an amazing Air b&b! The pictures online do not do it justice! It really does have most things you could want whilst staying at one. The accommodation is very presentable, tidy clean, you could see from the very start that the hosts put absolute care into it. Tea, coffee, sugars, sauces, slippers, dressing gowns and loads of towels were all present. The games room, hot tub and large garden is a great addition. We both spent some hours in the game room and had so much fun playing darts (for the first time) , pool and table tennis in private whilst listening to music via Alexa 😊 The hosts are extremely communicative and are always happy to help. The Casa Barnette appears to be an outbuilding within the owners grounds in front of their house. It is private and the owners are very welcoming. If you decide to pick this absolute gem in Norfolk please look after and respect it.I can't thank the hosts enough for the wonderful experience we've had at such a great price! ☺
