The private garden area at the front compliments the large, covered decking & welcoming porch. Shared with 8 properties, the additional heated outdoor pool, sauna & gym facilities is a treat for all occupants within 'The Nines', of which guests to Tawny have full use. SORRY NO HEN/STAG GROUPS GROUND FLOOR: Boot racks and benches allows all to kick off wellies and outdoor shoes, before entering the hallway and expanse of beautiful oak flooring throughout the ground floor. Upon entering the large wrap around, open plan ground floor living space, guests are met with the most unbelievable view of Somerford Lagoon and nature reserve beyond - the Estate’s largest freshwater lake. The large and stylish kitchen has all the mod cons and is perfectly appointed with breakfast bar and stools for three. With an American style fridge/freezer, wine fridge, Nespresso Machine and warming drawer, this kitchen is a delight for any host. The property has a dining area for 11, with a beautiful and large wooden table showcasing views of Somerford Lagoon. Beyond the dining table is a relaxation area with sofa, bookcase filled with books and children’s comics as well a board games. To the side of the sofa is a large wooden box filled with Happyland toys for the younger guests. The property is cleverly centred around the living area, which is in turn is thoughtfully appointed around the Scandinavian wood burner. This inviting space has 3 large sofas, a couple of relaxing armchairs, as well as a 55'' wall mounted Smart TV with Disney+ included. Attention is almost always drawn to the extensive picture perfect views of the lagoon and nature reserve at the end of your private garden. Full floor to ceiling panoramic glazing frames this stunning view perfectly. Full sliding doors - including bifold from one section - you step out onto a beautiful decking area with a large green garden space that in turn creates the extension of the living area, creating one large flowing open plan entertainment space. With dining spread across two outdoor tables, there is plenty of room for everyone in your group to spread out and relax. A small WC and understairs cupboard for hanging your coats completes the ground floor. FIRST FLOOR: The first floor of Tawny House is where you will find 4 of the lodge’s 5 bedrooms. Bedroom 1 at the top of the stairs has a king bed and fitted wardrobes, plus views that stretch across Somerford Lagoon through the double floor to ceiling glazing. Step out onto your private balcony for the perfect spot for that morning coffee at your bistro table and chairs. Bedroom 2 is the first of two master bedrooms… with shower ensuite, wall mounted TV, double integrated wardrobes, and even a chaise longue at the foot of the super king bed. Once again, this room comes with a private - and covered - balcony with stunning views of the lagoon, affording time for some peace and quiet. Bedroom 3 is a twin room with two full size single beds, integrated wardrobes and a dressing table which can also be used as a dedicated workspace. Bedroom 4 comprises a double bed and wardrobes, yet you also have private access to the large balcony terrace that overhangs the porch and the entrance to the property below. This excellent additional space can also be reached via the shared balcony door off the landing, so the rest of the group can join you. As the terrace is large enough for an extensive set of rattan patio furniture, this enables the opportunity to relax in the afternoon sun and long into the evening – it almost feels like a little secret! A family shower room compliments and serves 3 of the 4 bedrooms on the first floor. SECOND FLOOR: A further level up and the second floor is home to the master suite. This entire floor is for the occupants of this beautifully appointed bedroom, with separate and private ensuite bathroom across the landing. A lounging sofa compliments the ample drawer and hanging space that flanks the king size bed in the middle of the room. This sofa also converts to a sofa bed which allows for an additional child or teenager. With extensive views across Somerford Lagoon and the nature reserve beyond, the additional elevation from this floor is striking and you can’t help but stop and watch the calm and tranquillity that stretches out in front of you – breath-taking! A Miele washer/dryer is in the utility room off the bathroom. Homes within the secluded and gated community of the ‘Somerford Nines’ each have a further shared space beyond their private garden, which is reached by a large footbridge that takes you to the banks of Somerford Lagoon. The land directly in front of your property is yours to let the kids run loose and for family games. Through a gap in the hedgerow, you can walk down to the waters edge, and it is from here that you are able to launch your watercraft of choice. Being the largest lake on the Estate, there is plenty of opportunity to explore on foot, but also by water. Please take care of wildlife and the surrounding habitat and pay extra care and attention to any little ones in your group as it is an open body of water. Please always be respectful of others and be sure to wear buoyancy aids at all times. Make the most of that additional heated outdoor pool within 'The Nines' that is a special treat for all guests staying within this private enclave! N.B. Please note that the 'sofa bed' in Bedroom 5 cannot be moved between bedrooms. This option, however, is not suitable for an adult; we would recommend using this as a single bed for child or teenager only.

We had a wonderful stay at Jan and Jamie’s house on the lake. It is a beautiful setting with everything you need for a weekend away. Jamie was very good at communicating, making sure everything was ok with our check in. It was a great house for a get away with friends and infants with a fantastic kitchen/ lounge/ diner for self catering. We would have loved to have stayed longer!
Perfect place for a weekend with friends and toddlers. Beautiful surroundings around the lakes, we went for walks, used the pool and trampoline as well as nearby pub lunch. House has everything we needed including kids cutlery and crockery, books, board games. Plenty of little touches from the hosts on arrival and really easy to message them during our stay with any queries. Fantastic, will definitely come again
Concept & Life at The Lower Mill Estate
The aim is to achieve a perfect balance between nature & the built environment. We think they have got it just about right on this utterly unique 500 acre Nature Reserve.
Lower Mill Estate boasts some of the most varied flora, fauna, and wildlife of anywhere in England – with gloriously untouched wildflower meadows, lakeland, woodland and an abundance of birdlife and animals, including deer, otters, beavers and badgers. Untouched for years and now sensitively managed by the estate, it offers one of the most unspoilt and abundant areas of wildlife, flora & fauna in the country, with two Sites of Special Scientific Interest (SSSI).
There are seven lakes, three rivers (including the Thames) & hundreds of acres of meadow and woodland, criss-crossed with nature trails. Only one-third of the land will ever be developed. The rest will be left to nature.
It is a truly stunning setting for you to explore by foot, bike, kayak or paddle board, all of which are available to hire from The Estate (with life jackets). The numerous walking trails are dotted with picnic spots, tranquil streams and ponds so that you can really make the most of the nature on your doorstep. For those sporting types, the outdoor tennis and MUGA court are available to hire and the children’s playground will provide hours of fun and laughter.
For true relaxation, all of our properties come with full rental access to the spa, indoor and 2 outdoor pools, as well as the fully equipped gym. Every member of the family can make use of these pools, including children and babies. You are not required to book swimming slots and can come and go during rental hours (approx. 10:00 - 17:00).
Delicious food will never be far away during a stay with us. As well the many pubs and restaurants in the surrounding area, Lower Mill Estate is home to the wonderful Ballihoo Restaurant which will appeal to all taste buds and dietary requirements with their varied and delicious menu ranging from brunch to wood baked pizzas and fresh salads. Or if you need to stock up on the essentials, the plastic free Ballihoo Market will cater to all your needs. There are lots of places to eat, places to visit and things to do on and off the Estate.
