Your family will be close to everything when you stay at this centrally-located & exclusive residential home. It is clean & sanitized by a professional cleaner. Right across the street is Earl Warran Park which has two full jungle gym sets, a skate park & covered patio seating. The home comes fully furnished with a fully stocked kitchen, super fast WIFI, free washer & dryer use, and a backyard lounge area with lots of patio furniture that fully walled off from all sides for complete privacy. Please be mindful that this suburban home was built in 1952 and has some age to it. There is some natural wear & tear on the floors and trim but otherwise, she's a well-kept and well-loved home. We hope you and your family/group enjoy yourselves in this home. If there are any issues that arise during your stay, we have a crew of handyman, cleaners and assistants that can help address any issues that can naturally arise in an older home. Booking Disclosure: We require all guests to sign an electronic rental agreement and provide a $300 security deposit that will be released back to your card on file upon confirmation of a clean check-out. Living Room: - 50-inch Smart TV with free access to w/ Netflix - Full leather furniture set 6ft couch & leather recliner chair, coffee table, and modern rug. - Strong WiFi throughout the house! - Modern dining Table with 4 chairs with an additional two chairs in the garage - A baby pack-and-play can be made available for your use. Bedrooms: - 1 King bed and 2 queen mattresses. A bed is made available in each room. Bedframes, nightstands, open outlets. - 4ft long open closets to hang and store clothes/luggage. - Each room will come with a fresh quality set of bedsheets, towel sets (bath, hand, and face towels), fleece blankets, and pillowcases. - Each room including the bathroom can be locked from the inside with a privacy knob. Full Kitchen: - Stainless steel oven stove, large microwave - 300cb refrigerator. Ice maker, Brita water filter, pots, pans, baking ware, oven mitts, mixing bowls, cutting board, bowls, plates, cups, utensils, knife set, wine/bottle opener, 20gl garbage bin. - Free coffee, tea, and oatmeal. - Other appliances: toaster, blender, electrical kettle, coffee maker, coffee grinder. Bathroom: - Vanity sink, mirror cabinet, hand soap, large shower tub, shampoo, conditioner, body wash. Backyard: - Patio furniture and patio lounge swing. - Patio string lights for night use. - Unfortunately, the barbecue is no longer available for guest use. Garage: - Washer, dryer, - Liquid detergent and drying sheets. - Wide open storage for luggage and other large items. - The garage will not be open for guests to park their cars inside. Front yard: - Two different one-car driveway spots. Unfortunately, the garage will not be open for guests to park their cars inside. - Open residential street parking. Easy to find right in front of the property. Neighborhood: Sacramento is one of the most diverse cities in the United States and South Sacramento is especially diverse. It's not the most affluent community but I grew up in this neighborhood and I couldn't be more proud to be among so many families of color. You may find homeless individuals in the area but this is a family-centered neighborhood. There is a brand new children's park that opened a year ago across the street and families are there every day. My neighbors are incredibly nice and warm. I consider this place home and I hope you will too. Pets: We do not allow pets at this listing and if any evidence of pets including poop, hair, or other stains or damages they leave behind, then a minimum $200 pet fee will be applied. QUIET HOURS 9 PM to 9 AM 7 days a week. Please respect the neighborhood. Smoking/ Drugs: This is a non-smoking and drug-free house in or outside of the home. A $200 fee will be charged for any trace of smoke, marijuana smell, or the use of illegal drugs. This includes if you smoke outside and bring in a smoke/marijuana smell into the home. Absolutely no parties and no additional/unregistered guests will be tolerated. A $500 penalty will be applied if you host a party. While you have complete privacy inside the home, I have multiple security cameras on the property showing the number of people going in and out of the property. There is also a noise sensor that measures decibel levels and must remain on during the duration of your stay. If turned off, please turn it back on as a condition of your stay. If guests do not comply with the no-party policy and quiet hours, a security officer will be called to break up the party. All costs associated will be charged to the guest and may range from $100-$500. The police will be called after that due to the violations of the guest rental agreement and therefore would be considered trespassing. An additional $200 minimum penalty will be applied if lost items or damage is done to the home. If the value of the lost items and damage is greater than $200, then the guest will reimburse up to the value. A $200 penalty will be applied for a late checkout to compensate for the cleaner's time. A $200 penalty will be applied for trash that accumulates to more than 3 trash bags a night or if you leave any large pieces such as furniture or appliance. A $200 penalty will be applied if there is an excessive mess left after the guest's stay which includes but is not limited to trash not collected in bins, dirty dishes, dirty/sticky floors/furniture, stains, pet hair, or poop, scratches or other damage to property or furniture. The guest will be charged if they don't make a good faith attempt at all check-out instructions. "Please note that we charge an extra guest fee of $30 per guest after the 6th guest per night". These fees are built into the Airbnb platform upon registering your guests. I love the house, it’s very homey and cozy. The house was clean and spacious enough for our family. We enjoyed staying at the house. I would definitely stay again.

I couldn't be more proud to be from Sacramento. I grew up in a neighborhood just like this. While its not the most affluent area, its incredible diverse and family oriented. Some may be turned off by the homeless folks in the area or all the gated homes, all my neighbors are super nice and really supportive of me as the young professional on the block. Please return that kindness during your stay because they don’t deserve anything less.

I wouldn’t recommend taking any public transportation unless you’re familiar with how Sacramento transit works. You can easily get to all the major Sac attractions through Uber/Lyft.
