We enjoyed our stay at The Royal Oak. The accommodation was spacious and looked like the pictures on the listing. Check in was easy and the staff from the pub were really helpful. We felt that the apartment was surface clean but could have done with a deeper clean between guests (my kids found old sweets between the sofa cushions). The shower was broken which we were not told about in advance and could not be fixed. The host advised that we could use the bath and offered to put on the hot water while we were out but the water pressure was terrible and running the bath for 6 different people was out of the question. We also had people with mobility issues in our party for whom a bath was not suitable. That said, this was a great location for our trip to Beamish.

The flat was great. Spacious, clean and comfortable and great value. Such a bonus to be above a pub that has a good selection of beers, plentiful, home cooked food and a jovial atmosphere. It would have been helpful to know that the pub has a karaoke night on Friday's as we couldn't hear ourselves think in the flat upstairs but this is a minor thing really. Highly recommended and we'd happily stay again.

Surprisingly spacious with large bedrooms.. The lounge seating was enormous and having a pub for meals underneath was a definite bonus

The accommodation was very spacious and surprisingly quiet. We were disappointed by the lack of even basic kitchen equipment. We asked for a fifth kitchen chair, chopping board, knife and peeler and managed Christmas dinner with no serving dishes, one oven shelf...not easy self catering for a family of 5. We felt that the dirty kitchen should have been cleaned. There was food left in the oven and the cupboards were dirty. We washed the dishes before eating. Noisy pipework needs fixing in the kitchen and lounge. Kept us awake on several occasions. Apart from that, the place was very practical, spacious and easy to find. The pub food and drink was great and there was hardly any noise from the pub up to the flat above. Surprising. All in all an OK stay but would not recommend it if you intend on cooking for a family.

We stayed for three nights and despite a minor issue with heating the first evening, which was dealt with so professionally, the stay was perfect. The property was well laid out with everything we needed and the pub was a welcoming local with some lovely food. Thank you Lynsey we will definitely stay again and recommend you.
