What a perfect bubble of paradise. I never wanted to leave... So peaceful and quiet in the best part of the island.... Immaculately clean and everything one needs.... Nice beds and linens. Lovely 10 min walk to most private beach and pretty dunes. Airy, bright, super comfy house. And Elaine was very friendly and communicative. She has the most wonderful place ever and we wanted to pinch ourselves that we were able to stay there.

This was the perfect house for an unforgettable vacation! Elaine was very helpful and prompt with communication. Aquinnah is a truly special place on the Island and I can’t wait to return next year.

Our stay was perfect. The location next to the beaches of Aquinnah is fantastic. The house is great with a lot of space and the garden was perfect for our baby with deers and rabbits coming visit every day almost. The house has everything including bikes and beach accessories. Elaine is very responsive and helpful. Would like to come back

Though there is much potential in this property, I cannot recommend a stay in this cottage for anyone who enjoys privacy, is looking for worry-free rest and relaxation, or for any young families. For positives, the location is very good! There are glimpses of the sea from the upstairs bedroom, it is about a ten-minute walk (or 4-minute bike ride) down to the beach, and the host, Elaine, left two walk-on passes for Philbin beach, as well as one parking pass for other Aquinnah beaches. The yard is very large and lovely. There are beach toys, several beach chairs, and a cooler available for use. The cottage was neat and fairly well-maintained. All that being said, we had a very difficult time interacting with the host. We came as a group of 6 (myself and my wife, our 2- and 5-year old children, and my wife’s parents) and we were happy to gather together safely after months of being apart due to social distancing. We planned on using two of the four bedrooms listed when we booked the house (three are listed now, though four were listed and pictured until very recently). When we learned last-minute that my wife’s sister, her husband, and their five-year-old child would be visiting friends on the mainland during our stay, we invited them to come over and stay in the cottage for several nights, as there would be two free bedrooms. In the busyness and excitement leading up to our trip, it never crossed my mind that this would become an issue, though it quickly did. Elaine, who lives across the lawn from this cottage, emailed me to let me know she had been counting the children playing on the lawn, and that she had counted three rather than two; she had also noted that there were three cars, which the six of us had always planned on bringing. She asked whether there were more than six people staying, and suggested that, if there were, we reduce our use of the water and septic system in order to lessen the burden on the house. We got back to her quickly, explained the situation, apologized for the confusion, and told her that we would follow her suggestions and use the water and septic system minimally, taking only outdoor showers, doing no laundry, etc. Something changed in her thinking over the course of the night, and she emailed me after 1 AM stating that all extra guests must be out by 10 that morning. We woke up in the morning to her email, and we quickly complied. We apologized again, and reassured Elaine that there were now five people staying in the house after rearranging ourselves. We had done something that we did not realize would be a problem, and felt terrible when we learned it had upset Elaine. Having complied with her requests in the time frame she had set out, we were hopeful we could get some enjoyment out of our remaining vacation time. However, there were more confusing, rigid and unreasonable communications following this mix-up. Elaine emailed and texted me throughout the week, which was incredibly stressful for all of us. We realized she was constantly watching the house, the yard, the children, and everyone she could see from her property, and were very tense about making any mistakes or doing something that Elaine did not like, which is incredibly stressful when you have a young family. We felt sure that she would inspect the property looking for even the most minor of changes following our stay, and felt immense pressure to try to keep everything just right. Several times, she communicated to me rules that were not written anywhere in her description of the property. For example, late in our stay, she stated that no more than two cars were allowed to park on the property, something that was not written in her description, nor had it ever been mentioned to us. She also texted me to tell me that no visitors were allowed to the property after I explained to her that we were getting together as a family for several meals at the cottage due to social distancing limitations on public gatherings, another “rule” which was not written anywhere in the property’s description or the written rules left inside the cottage. We were always fearful that she would text us about another “rule” we did not know about. We are fairly easy, modest, low-key, unobtrusive people, something reflected in my Airbnb reviews, so overall this was a very unexpected and different Airbnb experience for our family.
